Austin is no stranger to new development projects as more and more residents choose to call the area home. Southwest Parkway will soon be home to a major residential and commercial development called Tecoma. This project has been in the works since the 1990s, when Stratus Properties, Inc. was first interested in building in the Barton Creek area. At last, in 2014, construction crews have begun preliminary work on Tecoma. When complete, Tecoma will cover about 650 acres near the intersection of Southwest Parkway and William Cannon Drive. About seven years from now, local residents will be just a short drive away from offices, retail and residential living in Tecoma. The whole project will represent about $700 million in development costs when it is complete.
The first phase of the Tecoma project includes construction of 300 multi-family units and around 200,000 square feet of commercial space. These developments are just a small part of the whole; Tecoma will feature about 1,800 multi-family units and 1.5 million square feet of commercial space when it is finished. The commercial space is divided into office buildings and retail space, including a new grocery store. Aside from the apartments and townhomes planned for Tecoma, the project will also feature a high-end residential community. There are even whispers of a golf course in Tecoma, along with access to the beautiful greenbelt that surrounds the development. Tecoma will feature sustainable building and landscape designs to help reduce its environmental impact.
Tecoma is situated in a prime location that will give local residents easy access to amenities they didn’t have before in the area. Currently, the closest retail centers to residents living along Southwest Parkway are at the Y in Oak Hill or in the Bee Cave/Lakeway area. Tecoma will also help reduce the heavy traffic in those typically congested areas by driving more locals to Southwest Parkway, a six-lane, low traffic roadway. It’s safe to say that the residential space in Tecoma will probably fill up fast. Tecoma’s location offers quick and low-traffic access to Highway 71 and Mopac. It is also close to highly-regarded private schools, including Regents and St. Andrew’s. The whole development is surrounded by preserves, offering privacy and incredible views of the hill country.
