Frozen over HVAC system

This was an interesting inspection. Here you see the refrigerant line of an HVAC condenser completely frozen over. The system was near shutdown. When this condominium was prepared for sale, the entire condo interior was painted (sprayed) including the air return vent filter on the ceiling. The filter was painted shut blocking any air flow through the filter. The air conditioning system continued to try to function. The air handler in the attic was sweating heavily and the ceiling was beginning to get wet. It was a mess. The condo was vacant and the owners were out-of-state making the situation fairly dangerous for future water damages inside the condo.
