Average Rent Prices in Allston, MA

Allston has emerged as one of the most popular places in Boston for renting an apartment. Allston has not witnessed a major drop in average rent prices in comparison with the previous year. It has a large availability of rented apartments; this is mainly due to the large number of students residing in the area. Considering the current situation, remote learning had an impact over the past 12 months. There is a small drop in the average rent prices in Allston as a result. Now that students are back in Boston, the market has picked up momentum. To keep up with the demand for Allston apartments, landlords are offering attractive incentives.

The average rent of apartments in Allston is based on the size of the apartment. To rent a studio in Allston, it would cost you $1624 on average. It has decreased by 6.77 % as compared to the previous year. The average rent of a 1 bedroom apartment in Allston is $1799. A fall of about 3.95% is noted in the average price of a 1-bedroom apartment. . A 2 bedroom apartment in Allston has a median rent of about $2323. Such apartments are great for splitting off campus housing costs. The rent of 2 bedroom apartments has fallen by about 4.36% since August of year.

Allston has a lot of availability for both 3 bedroom and 4 bedroom apartments due to the off campus housing demand from students. The cost of these apartments is a bit higher if compared to the smaller apartments. The average rent of a 3 bedroom apartment in Allston is $2901, which is 0.48% lower than the previous year. The average rent of a 4 bedroom apartment is $3626. The rent of a 4 bedroom apartment has fallen only by about 1.89% this year.

Taking into account all the data mentioned above, the average rent price in Allston is $2455. This is a bit lower than the neighboring Beacon Hill that has an average rent of $2649. It is also much lower than the average rent in Symphony/Northeastern area which is $3216. However, it is a bit higher than Brighton, which borders Allston to the southwest, which has an average rent of $2305. Considering the average rent price of $2575 in the city of Boston, renting in Allston is cheaper by $130.
