Finding a decent house in Boston for a good price is getting harder by the year. It’s no secret that there are a shortage of single family homes in Beantown, and prices have been on the rise for over a decade. In the last year there have been 1,100 single family home sales in Boston, which equates to about 3 per day. That isn’t much for a city of 700,000 residents. At the moment, there are only 129 listings of single family homes for sale in Boston, and 161 Boston multi family homes for sale.

So, if your looking to purchase a house in Boston Proper, either for your family or as an investment, expect to have few options to pick from. So that leaves the most important question: where are the best places to purchase a home in Boston?

Most Affordable Neighborhoods to Buy a Boston Home By Median Sales Price

For single family homes, Mattapan, Hyde Park, Roxbury, East Boston, and Dorchester have the lowest median single family home price in Boston.
  1. Dorchester - $687,471
  2. East Boston - $640,051
  3. Roxbury - $600,879
  4. Hyde Park - $584,975
  5. Mattapan - $546,806

Most Affordable Neighborhoods to Buy a Boston Home By Price per Square Foot

If you’re looking to go by price per square foot, you'd be looking at a similar list. At the moment, Hyde Park, Mattapan, Roxbury, Dorchester, West Roxbury, and Roslindale hold the most affordable price per square foot in Boston over the past year.
  1. Hyde Park - $359/sq. ft.
  2. Mattapan - $378/sq. ft.
  3. Roxbury - $392/sq. ft.
  4. Dorchester - $420/sq. ft.
  5. West Roxbury - $436/sq. ft.
  6. Roslindale - $439/sq. ft.

Neighborhoods With The Most For Sale Listings

There are a few neighborhoods where you’ll find a bigger inventory of single family homes for sale than others. South Boston and Dorchester are housing markets that are loaded with single family homes for sale. East Boston, Jamaica Plain, and South End are also on the list. There are currently 75+ listings for sale in all of the aforementioned neighborhoods in Boston according to MLS, and all have seen 500+ sales in the past 365 days.
