Default Need advice to find A+ renter for Cuyahoga Falls home

Here is the bullet point lay-out:

1. My husband and I are from the Cuyahoga Falls / Akron area, but we spend most of our time in NYC working in the entertainment industry.

2. I have two children from a previous marriage who live primarily with their father in Cuyahoga Falls.

3. My husband and I are considering the possibility of buying my parents house in Cuyahoga Falls and renting out the top floor to someone at a low monthly price with the understanding that we would want the tenant to take care of the house while we are away. We only come into town 7 to 10 days out of the month, so the renter would have solitary use of the house most of the time. However, when we come home, the renter would have to share the "community space" with me and my family...i.e... kitchen, living room, bathroom, driveway.

Given the above situation, my question is this: What no-cost resources can I use to look for the perfect renter in this situation and what would a fair asking price be for this kind of rental situation?

Ideally, I would like to find a responsible single mom who needs to find a safe neighborhood and a good school system for her child. Cuyahoga Falls offers all of that.

This property is also a prime location for AU students; but students are most often irresponsible and destructive. I should specify: undergrad students are most often irresponsible and destructive.

You can see my dilemma, I want to find a good person but don't know the best way to find one and I don't know what steps I need to take to protect myself legally just in case things turn sour with the renter.

i'm sorry i can't help you, except to reinforce that generally cuyahoga falls is a good area with good schools.
