More on State income - while I dog-cuss the oil rigs for 'spoiling' my beach view, Alabama gets more than $100 million per year of oil / gas royalties (however note that State budgets are measured in billions). This helps fund State employees, roads, and the Forever Wild land conservation program.

the oil revenue explains a lot. hearing a $300 property tax on $100,000 assessed value really shocked me

i never have a problem with sales taxes, i guess i'm odd that way.

Many counties have Property revenue websites which explain how much Property tax you will pay in their county/city.

My property tax has gone up a little every year but it is still below $200 a year. Taxes on the same priced house would be over $1,500 in FL and the HOI would be at least that amt if not more.

Ode1891 - $100 million doesn't go as far as it used to.

Why Dadeville (Tallapoosa County)? Are you planning on a lakehouse at Lake Martin?

My wife is from Bermuda and I'm from Maryland with Western Carolina roots. I like rural areas and she hates cold. Anything North of Maryland would be a solo trip. Eureka Springs didn't pan out so we're looking at Alabama and starting by taking a trip to investigate a couple areas and bore a few realtors. We did that in Eureka Springs last year but it was too rural for us...lots and lots of no people at all anywhere. I have a pontoon boat that'll come with me so a Lake nearby would be important.

That takes Shelby County out of the equation. Parts of Columbiana may be an option. I was down that way around Christmas - a lot of small acreage with for sale signs. Close enough to Birmingham for shopping/medical facilities but out of the main flow.

You might want to check out Lake Guntersville area. A little further north but you are close to Birmingham and/or Huntsville. Of course, I would recommend Arab which is just 10 miles from Lake Guntersville.

This is a great area with lots of friendly ppl. The lake is huge, 69,000 acres and the fishing is great.

Flat Rock looks like my kind of place and it's close to that HUGE lake too. It might get a bit colder there than my other half wants. Her requirement is that cudzu must grow where we move. I assume it thrives in that area? How is that County with taxes? What area around the lake would be the most affordable? I have no fantasy about owning a Lake home. Within 20 minutes would be awesome especially if renting a slip on the Lake is reasonable.
