I can't help but notice that Alabama has been obtaining several new industries at a much quicker rate in the last 2-3 years than the 10 years before that. I've also notice that all the major housing markets are also on the up and up since 2019 and still increasing. I wonder if we are seeing the economics engines finally turning and Alabama beginning to move towards is full potential.

Alabama sees more foreign investment dollars per person than any other state. Not to mention that it's been close to the top of site selection rankings for quite some time.

Certain areas of the state yes, others areas are not.
The state overall, no.
Perspective.. The city of Atlanta has more people than the entire state of Alabama.

I would argue against that statement. Most of Alabama greatly benefits from various industrial/manufacturing/logistics coming to the states. Every single area benefit in the state benefited from projects coming except for one area. The Black Belt in south west Alabama north of the gulf counties received no projects at all in 2020 from what I read. But Alabama was among the top in the states to receive development projects.

Alabama was also ranked number 8th in terms of inward migration for 2020. If you look at ACRE you can clearly see a trend of increasing migration to the state.

that's great and all but the US Census says otherwise. Hopefully the trend is slowing but it will take more than a handful of growing counties to carry the load. Alabama is a poor state especially compared to its neighbors who have larger population.

It's actually not a handful of counties, its ALL the major housing areas, EVERY SINGLE ONE (tracking about 25-30 housing markets in Alabama). Every single one is on the up and up between 10-100% since mid 2019.
I implore you to explore the ACRE (It's mostly excel files gathered by UA). Especially check out 2020 and 2021 Forecast, it gives you the % change year over year and you definitely see the influx

Since it happened essentially at the end of the Census, you're not gonna see the change but in the next few years you most certainly will

I live in Escambia County, and it's fairly stagnant here. Not much has changed around here for the past 30 years, but at least we don't seem to be shrinking.

Now if I drive 30 miles to the south, it's BOOMING.

Yea Baldwin County and Pensacola have been booming for a while, but seeing the uptick in migration patterns and developments happening in Mobile, it seems the ball is finally rolling for the city as well

Well then stay in the rural area, Alabama is a big state, if we triple our population there will be plenty of rural land still. There's no reason for us not to have big cities and rural areas like just about any other state
