My nephew looked at lots on Smith Lake He said the lake is beautiful but most of the vacant lots were really steep and he couldn't see how you could go down to the lake without doing major work. The price for the lot was only 60K on the lake but getting a house built on the lot would be expensive since there was no level area.

Smith Lake is a manmade lake. All the lots are steep. Real estate is quite pricey, with B'ham folks clamoring to get lots and big big houses built. Be careful that you get year-round water. The lake levels can drop quite a bit and homeowners are surprised that their docks become drydocks during the winter or when the lake level is drawn down. Also, some lots have very shallow water. To me, it's awfully crowded...overpriced...in the middle of nowhere...2-lane roads and hard to get anywhere. But that may very well be what you're looking for.

Bill, when did you get your lot? My nephew is still looking but all the ones they showed them were on the mountain side.

Keeper, I am almost positive the lot shown in the photo is in Lakeshore East Sub-division. My family is a partner in Bankhead Forest Waterfront Properties that developed this. We still have some lots available there and are about to open PHASE VII which can be seen across the water in the picture. If your nephew is still interested, contact me offline and I'll give you my phone number and website address. I live on the lake about two miles south of here (by water). From the end of my sub-division to this one there isn't a single house. The land is a part of the Wm. B. Banhead National Forest. It is a beautiful area and I love living here.

How can they be developing and selling lots in a national forest?

Southlander, I think riverats is saying that the land in between the two subdivisions is in the National Forest.
