Default Building a 2-Story Home in Enterprise alabama/Master on 2nd Floor, Issues?

Are there any issues with building a 2-story home in Enterprise, al? Almost all of the homes down there are 1-story, is there a reason for this?

Also in my initial plan given to the builder i wanted a 2nd story master bedroom, guess this is another rarity, and he thinks that it might be hard to sell a house with a 2nd story master in that area. Why is that?

"The only thing that concerns me is your master suite upstairs. If you try to sell in the future you will have a hard time selling around here because it's upstairs. Let me know what you think."

We are from the northeast where a two story house is common, and will be moving to alabama shortly. Please let me know what you think about these issues.

Thanks
Nate

I think some people worry about when they get older, I would hate to be in my 80's with bad knees and have to climb stairs everyday (sometimes carrying laundry). It also gets hotter down here, and it's much easier to keep a one story house cool in the summer.

Two story houses were common in the south back in the early 1900's (mostly downtown areas), but after about 1940 people started moving out towards rural areas and one stories started being preferred. Like your builder said though, most newer two story homes today have the master downstairs.

It could be a problem for resale. Main-floor master is the standard for new construction. For the reasons noted earlier, and because people like the idea of being able to have a haven away from the kids. Often the upper floor is sort of abandoned to the kids for bedrooms and work/play area.

Another option is to do two masters -- one up and one down.

Thanks for the replies. Yeah our thought was that because we have a baby on the way, we would want the master bedroom upstairs with the baby's room nearby. But what we want, it not necessarily what someone else would want.

Thanks again
Nate

Are you going to have a formal dining room?
What about a family room and a formal living room?

Which direction(s) will you orient the most windows?

Yes we will have a formal dinning room, and a family room, but probably no living room.

We are still working on the plans at the moment, so we don't know the orientation of the windows

Have you found a builder in Enterprise? We are planning to move to Enterprise in a couple of years and will be seeking a builder.
