Well if it is a small ranch it may just be barely possible. There are several 1000 sq foot designs out there.

Yes we sign in Dreamers, but we do not have our head in the clouds. My hubby built in Cordova, with their prices, and he has priced all the lumber through Lowe's in Anchorage. Again let me clarify, that is after purchasing the land and having the foundation put in. You buy all the lumber and get bulk contractors prices, and then you do all the work yourself. He did it once in AK, he'll do it again. When we get it built, we'll invite the skeptics to a house warming party.
We are DREAMERS only because we are dreaming of the day when we are back in AK and can leave NC for good!

Hello! I am new to the board and have been reading this thread! We love Alaska too! We purchased about 4 acres in Clam Gulch.. I hope that this was a good choice. Please give me your thoughts on this location locals!! We are wanting to build us a home as well. The land that we purchased is in a new subdivision that is being developed. They are bringing electricity up to the lot line and putting in a culdisac (sp??) road. The electric and road is not guaranteed to be finished until December 2008. We are making a trip to Alaska May 28 - June 4 to check progress. We probably won't be able to start building anything for another year or so because of that. My husband is not a carpenter by trade but has helped with many carpenter projects. We have not priced anything yet as far as building but my husband would definetly be helping with the process. Dreamers.. it sounds like you will be pretty close to us.. maybe we could hire your husband to help us! When are you moving to Soldotna??

Welcome to the thread. Even though some of the others think we have our heads in the clouds,we have lived and built in Alaska before. 2006-2007. So not too long ago. We are hoping to be in Soldotna by March 2008. My hubby said he will be glad to help. Unless the building codes in Sodotna are different from Cordova (we are still researching) if you are building the house for yourself you do not have to have it inspected. If you have to get a loan, then the bank will require it to be inspected. My husband does not have his contractors license in AK, but he always did the building for us or under the owner of the house to get around the license. It's not that he does not know what he's doing, he would just rather work for the owner and not the government. He has many references in NC and AK that can be checked. My hubby said that he will be glad to help you out anyway he can. He is good like that, sometimes to a fault!! He has trouble saying "no". Just keep my name handy, I'll be around the thread from time to time. Where are you now? Keep us informed.

Wow.. you are planning to be there in just two months? Does the weather start to get better in March? Will you be renting while you are building or will you be staying on your land in an RV? We live in Oklahoma right now. We will keep you posted. Maybe you will have a good start on your home when we come in May...??...

I love Clam Gulch, and as far as accessibility, it is a great place. 4 acres is great too, as long as it has road access. 20-some miles or so from Homer, and 45 minutes from Soldotna.
