In May was my last time there. I will have to visit Delta and Tok again and take a serious look around in both places. Oh Ya, snowmaching is a Big deal also. 5 acres or more is a sufficient amount of land I believe. AADAD, I take it you are from Tok? If so, what is the best way to find a pc of land there? I have been in construction for a long time, so I will build a very efficient cabin. Hunting fishing and snowmaching, that's what I prefer for my hobbies. Any suggestions are welcome.

No not from Tok. Just passed through and took it in. I would think the best way is to get there and ask around who knows the land and has a license to sell it. Watch out for boggy marsh lands.

I don't know a whole lot about Tok but when I was looking for land, I actually looked at several parcels in Tok, enticed by the affordable land prices. I ended up choosing land outside of Delta for the following reasons

1. It's closer to fairbanks. Eventually you need to go to fairbanks for things. It's a very doable day trip from Delta, while still being far enough away. Granted it's a doable day trip from Tok as well, but it would add 3-4 hours of driving per round trip.

2. It's more of an actual town with more businesses. Which isn't saying much but I think it has a lot more going on than Tok due to the (slightly) higher population.

3. More jobs and money. Fort greely is just south of town, and it seems a decent portion of the people have high paying jobs out there. Also there's a lot of agriculture in the area and some of those farmers are doing alright. Due to this, there seemed to be more nice houses around than in Tok.

4. I actually found even better deals on land in Delta. There are some good deals in Tok but a lot of the stuff I've seen on CL lately is from a state land subdivision that a guy is trying to resell for waaayyy more than what I would think it's worth. Anyways, land prices are very comparable between the two towns and there are good and bad deals to be had everywhere.

5. Both are no borough and no property taxes.

6. I feel like there are lots more out of the way areas to live in delta. Lots of people live 10+ miles outside of town. I felt like the land I searched in Tok was a little more crowded and closer to town.

7. I find it close to more accessible outdoor activities. It's a quicker shot down the Richardson highway to some cool places. Granted this could be personal perspective as I haven't explore outside of Tok much.

I would definitely check out Delta if you're considering Tok. We just got a better feeling in Delta than in Tok, but to each his own. I'd move closer to to Tok before I ever moved closer to Fairbanks .

I'm sure Delta has a lot higher quality of blue tarps than Tok.

^If you would actually venture off the highway next time you're up here, you would see that Delta has lots of very nice houses and big parcels of acreage and actually very few blue tarps, by Alaskan standards anyways.

I like the negative stereotypes though as it keeps the masses at bay. A majority of the people that my wife works with think that Delta is a backwoods, banjo playing, hillbilly haven, straight out of deliverance and have actually said that they'd be scared to live there . Since that's the case, I can only imagine what they'd say about Tok.

Hee. Your wife could always point out that Delta probably has more dentists per capita than any town in Alaska.
