Either way, it's a lot cheaper than my property tax now at $8500/yr. SoCal is expensive. My wife scraped a Mercedes at a Costco gas line last month and suddenly our auto insurance goes from $1100/yr to $2200/yr for 3 yrs!
Where you live on the KP matters too. My mailing address is Homer but I'm outside the "city service" zone. This year the Borough tax (property valued at about $330K) is $3645. Tax on the same house in Anchor Point, Clam Gulch, Happy Valley, or Ninilchik might be lower, might not be. If you ask real estate pros about KP Borough value assessment they'll tell you it is literally all over the map each year.

Huh? The Matanuska Susitna Borough's boundary has been static since it was established...

False, they expanded to encompass lake Louise and it should have never expanded more than the city limits of Palmer.

My wife scraped a Mercedes at a Costco gas line last month and suddenly our auto insurance goes from $1100/yr to $2200/yr for 3 yrs! Even though we try to fill up at Costco mostly, I'm still paying close to $600/mo for the 2 vehicles and I can't hardly drive 55 with the fnning traffic.
The big perk I have is that my wife works for Alaska Airlines and I'm up there enjoying the fishing and hiking while scoping out neighborhoods. This past summer was a road trip out to McCarthy and Valdez. I spent my last 2 days in the Palmer/Wasilla area looking at real estate. So far Kenai is winning with me.
Nest summer though the plan is to go Kodiak and catch a 100lb+ halibut!
Thanks for everyone's input.

Average single family home price in anch is around 360k ...

250k single family home does not really exist in anch, you are in zero lot line or condo.
