What about soil testing? Is there a certified lab in your state?
Would be nice to check the soils, to make sure we are not paying for waste dumps.

Thanks for any and all info

Even when the state had land available for homesteading, like the 5 acres lots in the sub-division they had open on the north side of the Talkeetna River across from the railroad tracks, you had to physically live on the property 9 months out of every year for a minimum of 5 years. In addition to building a "single family dwelling", and paying a non-refundbale $500 administration fee. And only Alaskan residents who have lived in the state for a total of two years could apply. No mail-order homesteading.
This deal offered in Anderson was much better than anything the state has ever offered.

A land auction is comming soon, but the prices will most likely be high due to market values.

What land? It varies. The "free" land in Anderson is gone as far as I know, and the lots weren't too big anyways if by "homesteading" you mean garden/raise animals/etc. like I think you mean. With the over the counter sales from the state DNR, fill out the paperwork and send in the money, downpayment if you'll need to pay it off by payments or full price if that's what you'll do. Getting a contract if going the payment route takes several months usually, and you can't build on the land or clear it until you are issued the contract, but it's still a pretty good deal depending on the land you buy. It's how I bought my land. You have to be a resident (1 yr) before you can qualify for the auctions or the staking program. You don't save any money with the staking program or auctions over the OTC sales so the only loss is a bigger variety of lots. The state could theoretically have a homesteading program again for land, the DNR has the right to do so as the laws are still in place to allow it, but it's highly unlikely, given that the sales raise more money for the state and there are less problems with people being unable to complete the prove up requirements.
If buying from an individual normal property buying procedures are what you follow...
Keep in mind much of the state land for sale is not on the road system and is difficult/expensive to access, and even what is road accessible may not be easily accessed in some places given road conditions or property set backs from the roads, and find out all you can about a lot before buying, incl. looking at it in person if possible.

A-f-ing men.
I guess it's that time of the year though. Everyone wants to know where they can "homestead" or if they can just build a cabin any old place, or work on a boat and make big bucks.
All they want to do is take from this place. All they are interested in is what they can "get" from Alaska.
Guess what. If you can't make it in the lower 48 you have less than a snowball's chance in hell of making it here.

Potty mouth.
I want to "homestead", too - read: someone else builds the centrally heated log cabin, w/indoor plumbing (need I mention that?), where the snow is always fluffy and doesn't melt into slop.
Oh, you folksy sorts make Alaska sound so swell!! Nice, friendly people who love animals and have wolves for pets! Don't deny it, it's a super idea! Can't wait to homestead and get rich. How do I do that, by the way?
Rather, I would say, "if you can't make a snowball in Alaska, you'll never make one anywhere..."
