Default Ten Broeck Triangle

I am considering buying a 2 family on Ten Broeck. It is a gorgeous property but am wondering what others think of this neighborhood. I hear some say it is relatively safe and others assume it is not a safe neighborhood. I would really like to hear what others think. Also, it is right around the corner from where the new Capital Grand condos are being build and from downtown nightlife. I am really looking for that city living experience and have been looking at Center Square and Downtown. In addition, I like the historical characteristics of Ten Broeck.

Opinions please...thanks!

The neighborhood is WONDERFUL! We have a house there and one in Georgia. I have a professor on one side of me and an Sr. Admin. with NYS on the other and an MD lives down the block in a large home he deconverted to a grand SFR from several units. TBT takes a bad rap for some reason still. Alot of great professional people live in there and it started to regentrify over a decade ago.

The area has gone through same positive changes in recent years, so many of the comments you have been hearing may be based on older perceptions. It is near the Palace theater and some good restaurants. I have left my kids to play in the pretty playground without incident. I hear the homeowners in the immediate neighborhood are very friendly and watch out for each other. That said, this isn't some Park Slope gentrified neighborhood. It is near a somewhat sketchy neighborhood. TBT itself is also mainly residential, although near businesses, so there is not a lot of foot traffic. Given these two factors I would probably be a bit nervous walking around by myself later at night. I have not lived there, though, and I'm hoping others that live there now will chime in.

The buildings are gorgeous there, by the way.
