The house i'm looking at buying is assessed at $1 though it's obviously selling for much more. What can this mean?

I don't know what that means...I've never seen it. The assessor for the municipality could tell you though. Give him/her a call.

I'd do a google search of the current owner's name and see if there is some sort of exemption or s/he is/was an important person with special priviledges.

If the municipality where the house is located has a "real property" webpage, exemptions would show up on that parcel's description.
But calling the assessor's the shortest distance between question and answer.
