How hard will it be for me to rent in ABQ with bad credit (no evicitions or foreclosures) but good rental references? Are most places going to want an arm, leg and firstborn as deposit? By the time I go to apply, I'll have a job (or job offer).

I know from past experience that some areas will work with newcomers (Dallas was great, so's Tampa), while other places it's impossible to rent w/o good credit, no matter how many references you have (N Florida was tough). Just curious for feedback - trying to get an idea of my relo costs so I can budget.

The property management company we worked with required that your gross income be at least 3 times as much as the monthly rent. I'm not sure that will help, but letting you know. I'm unsure about bad credit options. Just be careful of the rent to own!

The 3X rule seems to be pretty standard, even around here. I'm going to assume the usual, first/last month and security deposit in budgeting. Doesn't sound like it will be as tough out there. I was surprised at how hard it was to rent in the FL panhandle - they have tons of military bases up there, so folks moving in & out isn't anything unusual, but I had a heck of a time finding somewhere that would take my (nonviolent breed) dog - I finally had to offer references (which were checked!) for my dog!!!!!

We only had to pay one month rent in advance, but I'm not sure if that's typical or just the property management company we worked with. We also had to pay $250 per pet (we have 3) refundable deposit. If you want more info, please email me. I'll be out of town later this week, though.
