threecats407 - thank you for the advice, yes the quotes I've gotten so far on the high efficiency ones are double what it would cost for a regular 80% efficient furnace. Yikes!
Go with the 80%. You guys have no real heating demand compared to so many places. Maybe a two stage 80 with a regular blower. Not that ecm stuff.
Note that 90%+ AFUE furnaces are condensing furnaces, which have very different installation requirements from standard 80% AFUE furnaces. Some of the more significant differences are that they require a PVC flue, as well as a condensate disposal line. Generally it is not recommended to install condensing furnaces in attics, as the condensate can freeze if it is too cold.
