Default S.E Albuquerque Starting To Move Along

A good article in todays ABQ Journal about things are starting to change for the better in the Southeastern part south of I-40 and between Wyoming and Juan Tabo.

Here's a few examples....
Former Siemens Plant on Eubank/Copper being converted to Copper Point which is simular to the Uptown developement.

The new National Atomic museum under construction at Eubank/Southern.

More Retail developement at Central/Eubank.

Vantage Homes breaking ground on South Juan Tabo on 500 homes out of 1,200 planned.

Sandia Tech park breaking ground soon on 100 acres of new construction on south Eubank.

Caught that article, 6/3. Noticed there was a development specifically buying up mobile home rows to turn into proper lots. I love seeing things like this. Really feels like Albuquerque's headed in the right direction.

I have always thought that SE Albuquerque was one of the best areas of town to live in. It has a convenient location to everything else in the city, established neighborhoods, and good infrastructure (which is lacking out here on the westside.) Plus the SE area of the city seems to have most of the up and coming neighborhoods like Nob Hill and Edo.

Even the so-called "student ghetto" between Vassar and Yale is becoming somewhat exclusive...I'm seeing more and more houses that are been done up and rented out or, more commonly, sold, so it looks like Nob Hill is expanding.

Although they keep building those massive loft developments that no one's buying. *shakes head*

Now if we can get the Mayor and City Rep (Harris?) to clean up Central Blvd from Louisiana to Wyoming that would really help to inprove the image there.

Hopefully, there won't be a "tear-down" phenomenon where someone takes a 1,500 sq ft bungalow and slams in a 3,000 sq ft McMansion that ruins the look of the street. (Additions to the rear and basement expansions are OK.)

Are you talking about the ones on Richmond and between Wellsley and Tulane?

What do you know about them not selling? I just assumed that there were people interested in such living arrangements.

What I don't get is the insistance on having two-car garages in that area.

Doubt it. I don't think there's the market for that so near the university...there are some big houses there but they're taller and longer and they haven't rebuilt the whole house.

The fact that all but two have been empty since they were built (just walk past and look) is an indicator. For that much money for essentially a big studio, you can get a 3bdrm place with a big yard further down the same street, so they're left empty.

Residential lofts planned for 100 block of Richmond SE - New Mexico Business Weekly:

I found them pricy and 'cold' (too much like a hospital room) with no cozy looking areas. They should have gone out into the nearby blocks for some design inspiration.

Still, the location is terrific.

For the ones still being built (not ready to move in to), they are rather close to Central so road noise might be a problem. However, the back deck has fabulous mountain views for the most part. Again, the location is terrific.

"The Place at Nob Hill, between Wellesley and Tulane NE on Central , ... condos starting at about $349,000."

The key is how much per square foot?
For the Richmond Lofts: 1,054 sf for $321k = $305/sf
..................................1,305 sf for $395k = $303/sf
.....................................444 sf for $150k = $337/sf

Looking at a random listing in Nob Hill: (1213 Columbia NE - 87106) 1,428 sf for $260k = $182/sf

You can make a lot of repairs for the money you would save.
