I know what you mean. I am house hunting right now as well and I have noticed that in the area I am looking at (the NE) the housing inventory has gone way up over the past couple months. I have you get a good deal on a lovely home!

Is the KAFB Commissary open to all military personnel, or just Air Force? Might be worth living near it for the discounts (tax break).

The only place I would live in Albuquerque would be the Northeast Heights South of Paseo Del Norte, North of Lomas, and East of Wyoming. Period.
