Why don't you rent first? It's always a big chance to buy in a city before u live there. BTW, you can live on the west side in your price range - Taylor Ranch and Paradise Hills are great areas. But my advice is to rent for 6 months to a year, then buy.

I think the property values have gone about as low as they are going to get, in fact by the time the OP returns from his duty in the mid east they may have started up a little. Just a thought, with rates so low, now is the time to buy..Of course this is just a guess, no one knows for certain.

As to where to look, if it were me, I would consentrate on the east side or Valencia County, maybe Los Lunas??? Rio Communities have some very nice town homes in your price range but the drive would be closer to 45 minutes.

Even though Rio Rancho is popular, the traffic can be a nightmare..

Traffic is not bad if you stay on the far north end...550/528 area, I can be to base in 35 minutes when I leave the house by 0700. As long as there are no major accidents.

Thanks very much for all of your replies. I am home now, I arrived just before Thanksgiving.

My husband and I discussed our options and we both decided the best thing to do, would be to live on base in housing, while we get a feel for the area, and can actually look in person before we purchase.

Welcome to the area! I really think on base at least for a while is the best bet if it is available to you. I've lived in this area 10 years this time.

On base is a good idea. You might get spoiled by the ultra short commute and never want to leave. That is the main thing that was on our pro list for living on base.

I live in Rio Rancho and commute daily to KAFB/ Sandia Labs. The commute SUCKS but I am quite used to it and living in Rio Rancho has paid off well with the family, wife, kids, etc.

The hottest new area near the base is "Mesa Del Sol" check it out (google) but may be tough to find anything for 150K. But this development will lead to many other developments in this area, also the developer here is working to have an independent school district (APS sucks!!- unless you are in a couple of neighborhoods).

Also the Uptown area is gettting revitalized, but be careful as some areas around here are horrible in crime. You do not want to live in areas just outside the base. Check out areas around Eubank to the west.

Lots happening in this area and if you clearly define the lifestyle you want it is easy to find in ABQ metro area. Best of luck and thanks for your service!

Welcome to ABQ. My youngest son is in Iraq and I can't wait for him to come home too.
I don't believe the housing prices are at the lowest yet. Wait it out and spend time in the areas you "think" you want to live. $150k doesn't buy a great house in a great area so you will have to shop around to find a great one. When you think you found it go drive around the neighborhood at 11pm on a Friday. Look for "walkers" which is what I call the people who sleep all day and prowl at night. I have been investing and selling real estate in ABQ for 16 years and my best advice is spend a lot of time looking and when the right one presents itself act fast. If you already know the neighborhoods you want it is just a matter of finding the right house. Good luck, Jim
