Looking for a neighborhood near down town, or other? (rent, condo)

Are there any nice neighborhoods near-down town where I can buy an
affordable house (125K), and also live in a charming or desirable neighborhood?

See I live in Denver, Colorado. There are some nice neighborhoods,
but these neighbhorhoods are way out of my price range. On the
other hand, there are neighborhoods near-down town where I can
find houses for 125K, but these houses are pathetic looking, and
should be razed.

Other information: I don't want to live in the suburbs. I am a single guy
with a couple of cats (straight), and would feel lonely out in the
suburbs, assuming I could even afford a house in the suburbs on my salary.

I think the idea of buying a small house near downtown with some
trees and some cafes would be perfect. I do want a house and
not a condo.

I think that your budget easily prices you out of the Downtown area. You will have better luck in the SE area of town or somewhere near Unser & Ouray (spelling for Ouray?)

Maybe you should rent until you save enough money to buy in an area you really want to live. You would love living in the Nob Hill University area - it's quite charming and alive - perfect for a single guy. But it has gotten VERY expensive to buy there unless you buy a fixer upper and fix it up yourself. Don't know what rent is like in the area.
