Boomtown implies the place is doing well.

Not sure that fits, actually.

I've heard "the hood" used.

Personally I think we're 10 years away from seeing any incorporation taking place. Economy's not great, and the additional bureaucracy (mayor, mayor's office, council, etc., municipal buildings, etc.) in and of itself will create a huge expense.

Well, the heights are certainly going to boom, near Dennis Chavez road, all that land SunCal now owns.
I dont want to know whtat the city hall is going to look like hahah..
