Cool Area of Paradise East - Academy St, NW & Congress Ave, NW

I am thinking about buying a house in the subject area of Albuquerque; but, I have read that there is a lot of turnover of real estate in that area. Does anyone know why and is this a good neighborhood for an older couple to live?

The area could be more transient due to the Air Force base - people move every few years. We're moving in a week and have been here 4 years - we live in the area. Try driving through the area at different times during the week/weekend to see what the neighborhood is like, traffic, who's around, etc. Other than that you should be safe.

I don't see what the location has to do with the AFB. They're on opposite ends of town.

Based on my recollection, the neighborhood should be fine. The closer you get to I-40 and south of there is where the trouble can start.

I am relatively familiar with the area/intersection you mention. I live in a nearby neighborhood, and have friends that live just northeast of that point.

While no place is impervious to crime, I would describe the area as pretty darn safe.

The area you cite is an older part of the neighborhood, probably having more in common with the houses located directly west across Golf Course than those further east. Lots of newer, bigger, nicer homes have been built on the parcels of land surrounding that spot.

And I'm gonna guess that has more to do with any perceived high rate of turnover in the properties in the area. Lots of homes built by real estate speculators between 2003-2007, many owning multiple lots. I imagine several got caught holding the bag when the market took a down turn.

Thank you Chap. That helps me a lot. My daughter lives in Rio Rancho and looked at it and thought it looked like a good neighborhood, but wasn't familiar with it. Thanks for taking the time to answer.

I live and work in Paradise East. I do not see the turnover as anything but a normal trend in this area. The typical homeowner moves about every 3-5 years now. Due to the economic climate, this is a great time to buy.

Chap & Ginna are correct. The first 3 houses I owned I had possession for only about 2 years. Buy, live in, sell, upgrade. Then it was 7 years and then I had one for 15 years before my divorce.

The typical homeowner in Albuquerque maintains ownership for about 3.5 to 4 years.
