Cool Vista Sandia Neighborhood

My family and I are moving to the Albuquerque area in a couple weeks. We are looking at a house in the Vista Sandia Neighborhood... The block is:Central/ Historic 66, Coors SW, Sage Rd SW, and 96th St. SW.
Is this a good area? I understand that the subdivision is fairly new, but I also understand that this does not mean it's a safe place to be. We cannot come for a house-search before the move, as we are in the middle of selling our home in Louisiana.
I appreciate any help I can get from y'all on this post. And just to note, I am not looking for a list of good neighborhoods, I have read the posts about that, I am just asking about this neighborhood in particular.

Are you looking to buy or rent? If buying then I would strongly advise you to see the house and area before committing to anything.

The wear and tear on newer developments seems to happen more quickly south of I-40. More renters ( I think ), more grafitti, more weeds...than smilar developments on the West Side, the further north you move away from I-40.

I would never buy a house sight unseen and would think even a quick trip out here would benefit you in the end.

I thank you all for the input! We are looking to rent in the ABQ area for a couple of years. Have a few management companies helping us in our search for the right rental home. 3 more weeks, and I sure hope we have found something by then. Thanks again.

What are you looking for in the East Mountains/Edgewood area? Would 3 bed/2 bath/2 CG on 4 acres work? It is about 30 mins from Tramway/I-40.

Just glancing through the local Edgewood paper from time to time, homes (as opposed to mobile homes/manf. homes) for rent about that size seem to run (advertised) between $1000 and $1200/mo. Usually the acreage is smaller. I am absolutely certain there is more than I am seeing in The Independent and berncohomes could probably tell you more. I'd check with property managers in Edgewood to see what they have.

I have a friend who owns a property out there, was thinking of putting it on the market but it isn't the right time so he is looking into renting it instead. It is a house not a doublewide. I will see him tomorrow and will PM you details but price will be below $1200mo

House would be best, I will not live in a doublewide.. or a single wide for that matter...and definitely not for a thousand bucks a month. (Sorry, I know I sound like a snob, but just prefer a house over a trailer)
