I would tend to agree with lalahartma in that Corrales may ultimately be a place you would be comfortable with, but properties with proximity to water tend to be equally as pricey as Los Ranchos.

I also agree that the Ridgecrest area is one of the few places in ABQ that would begin to approximate Laurelhurst. The Albuquerque Country Club area might be worth considering as well, but this is essentially the same area Mortimer suggested.

There's Los Ranchos and then there's Los Ranchos. Some areas of Los Ranchos
are indistinguishable from the rest of the North Valley; car repair shops, older,
smaller
homes on small lots, etc.

Just for giggles I did an area-based search on both "North Valley" and "near North
Valley" specifying houses in the $300-600,000 range (poster's specs plus a little)
and there were a lot of nice looking homes that came up.

But none will be on high ground or very near water.

In Corrales, there are 51 homes 500K and lower some of which can get you within a mile of the water. Corrales is pretty small 6-7 thousand people, so you are never too far from the bosque. For 'green belt' properties, stay east of Loma Largo (toward the river).

As far as Los Ranchos goes, look at North Valley properties, then stay within Ortega Rd in the north (more or less), and Montano Rd/ Solar Rd (again, more or less) in the south, west is the river and east is the Chemisal Lateral east of 4th st.

MLS shows 100 properties under 500K in the North Valley which is a larger area than Los Ranchos. If you are in Los Ranchos (pretty much an idyllic area) you are within a mile of the river.

Going through the first 30, I found 7 within Los Ranchos, and quite a number of ones just outside the 'borders' these from 470K to 340K.

Your mileage may vary!

Nope! My mileage is identical to yours...

Here's a link to a map of the actual village (it's politically separate from ABQ)

And if you take a good look at the actual borders, you'll see that a significant part of Los Ranchos
includes non-upscale and small business / repair shop areas.

Oh yes, and all that above being said, you don't need to be on the river to spend millions in Corrales or the North Valley. Those river properties most like rarely come on the market and probably would be handled by Christies.

Please note: these really aren't 'riverside properties' as the properties are separated from the bosque by ditches/drains and the bosque is public property, so you's be sharing it.

Forgive me if I'm a bit obsessed with the North Valley and Corrales, as I'm been house hunting here a long time.

Interesting trivia: the first 10 listings in the North Valley are in Los Ranchos: 2.795 mil -- 1.775 mil. Of those ten, #9 and #10 are land only, 4.28 acres and 3.38 acres. (This last listing maybe out of Los Ranchos, the address is wonky.)

Even the bosque properties in Bernalillo are pricey. You might take a look there, though. There are a couple of developments on/close to the water off Sherrif's Posse Rd.

As Mike and other recent posters have noted, you can very easily get into Los Ranchos or Corrales for much less than seven figures. I am a former Los Ranchos resident from the early to mid-90's. This area (North Valley/Los Ranchos) is my favorite part of ABQ, so I have a pretty good feel for what the area offers.

But as has been pointed out, there is virtually no way you're gonna sniff a property "near" the river for less than a mil. By "near" I was referencing those properties closest to the river (i.e. homes located on land west of Rio Grande Blvd.). It was my impression that these would be the homes that the OP would be most interested in. I apologize for any confusion.

I did a quick look too, I am able to use extra search criteria so I made my search for properties in the style of Northern New Mexican, Pueblo, Custom & Model to match the OP's desire for a southwestern style home. I also used the OP's price criteria $250k-$500k

Corrales


37 properties with the square footage ranging from 900SF to 4350SF and lot size ranging from 1/3 acre up to 1.6 acres. Distance from the river ranging from 1/4 mile to 2 1/2 miles.

Placitas

47 properties with the square footage ranging from 1750SF to 4146SF and lot size ranging from 0.7 acres to 7.3 acres.

Bosque Farms

6 properties with the square footage ranging from 2000SF to 2663SF and lot size ranging from 1/2 acre up to 2 acres. Distance from the river ranging from 1/3 mile to 1.2 miles.

Los Ranchos de Albuquerque

5 properties with the square footage ranging from 1417SF to 2900SF and lot size ranging from 1/5 acre up to just over an acre.

Ridgecrest

4 properties with the square footage ranging from 1652SF to 2751SF and lot size ranging from 1/8 acre up to almost 1/2 acre.

Four Hills

8 properties with the square footage ranging from 2024SF to 3532SF and lot size ranging from 0.3 acre up to 0.8 acres.
