Well, as I said, my alternative idea would be to zone the area into a bunch of smaller areas for more space for smaller stores.

The problem isn't that Simon doesn't want to fill the space, rather retailers especially large or big box stores are not in expansion mode. Secondly, any new store to the ABQ area would choose Coronado, or wait for Winrock remodel to enter the market. I would love to see the space filled by Dick's Sporting Goods, Nordstrom, or Crate & Barrel (as a Westsider), but they'll choose the density and income of the East Side first. The logical replacement would be for Dillard's to take it over and have a men's and women's store like Winrock, and Cielo Vista and Sunland Park in El Paso.

That is exactly what I have been trying to point out. Thanks. So if demolishing it an building a parking garage isn't a good idea, maybe your idea of a Dillard's split might work, with the Men's section in the old Mervyn's. Still, my alternate idea of zoning it into several smaller areas for smaller stores might be good if no big-box store is interested in the space.

Here would be a good idea in my mind (practicality low)... macy's takes over the space and expands (lets face it, both Macy's in Albuquerque are absolutely putrid excuses for a department store, especially for a macy's). I do however really like the split dillards idea. If nothing else, they could always use it for holliday promotions (ie haunted house ala Coronado) to ride the storm out.

I think everyone is missing the obvious answer:
85,000 sq. ft of mattresses. Nothing but Sealys, Sertas, and Simmons for as far as the eye can see! A veritable cornucopia of sleeping surfaces!
Linens and toppers and bed frames! Oh my!

Make sure that they are discounted mattresses. Those of us on the West Side don't deserve style, fashion, comfort or elegance.
