Shipping container homes is inexpensive and simple. If it is not very extreme climate, it is a good solution.

Maybe the other posts are the more practical, but . . . why be practical? I enjoy looking at the houses listed on www.tinyhouselistings.com

Its like mrpetie said. Building out in the country - its not the house that costs its putting in the septic, running the lines, the driveway etc.
I would look for an existing house in the country. Tell the realtor not to exclude tear downs IF the rest is in decent shape which will be hard to tell. Depending how far out in the country you want to be, if not too far you might be able to move a small house thats worth fixing up from the inner city. Or get a nice new trailer.
I have to say I'm sorry but I think 45,000 is unrealistic for pretty much any plan with acreage but something existing thats barely liveable or an existing trailer.
Don't live on a slab. They are very hard on your joints and its hard to fix things when they are encased in cement.
