Before I bring this plan to our designer which is also my father I would like to get some input. Once he get this I will end up with a whole different set of plans. PDF attached

Just learning Chief Architect so this is the bast I can offer right now. Majority of the floor plan is pulled from a cookie cutter plan on the web, but due to the odd shaped lot changes need to be made.

Please commit on anything that looks like it wont work.

HammernNails, Kudos. I've seen similar plans by architects that weren't so well done (IMO). I didn't "study" your plans but I checked for common mistakes, flow, window/door placement, hallway configs., etc. and there's nothing negative that jumps out at me (and I can be a fussy sob).

Nitpick: what's that between the garage & house...a long closet? If so, does it need to exist?

Being I had to tilt the garage and useless space was created I figured I could add stairs to a bonus room over the garage in that area. Still trying to work out the 2nd story in Chief...

On another note I am having issues with the Master Bath. Take a look at these options. It looks like a good design on paper I think, but what do yall think the final product will look like? The open areas are a closed of toilet and walk-in shower

  • I'd want the lower-right bathroom to be more accessible to the lower-left bedroom (I'll call it a "bedroom"). Not sure how, though.
  • I'd want the master bedroom closet to be accessible from the master bedroom without having to go into the master bath.
  • I'd want a closet for the lower-left bedroom.
  • Change sliding door to lower-left to a normal door
  • Change normal door on lower-right bedroom closet into a sliding door.
  • Where is the front of the house? If not at the bottom, I would eliminate that room between the bottom two bedrooms. Possibly add an entry door to one or both bottom bedrooms.
  • I'd add a closet adjacent to wherever the front (or most used) entry door is.
  • I prefer a little more separation between the living room dining room, and kitchen. I realize that open floor plans are popular though.
  • I'd eliminate that short hallway between the 2 lower-right bedrooms and add that space to the closet of the bottom-right bedroom.
That's about it without having to change exterior walls.
