I need some objective advice from experienced contractors or successful DIYers. My home is a lovely one on a lake here in North Texas. It sits toward the back of about 1/2 acres facing the lake; it's a 1988 Palm Harbor double-wide mobile home.

I need to make the following repairs as soon as possible:

1. There is apparently some water damage the inspector didn't find when I bought this home. I need to have the subfloors repaired/redone in my utility (washer/dryer) room, at the edge of my dining room where it meets the back wall of my second bathroom, and finally in an area around the entrance to my master bedroom closet and going a little bit into the closet.

2. The home needs to be releveled; it is a bit "sunken" in the back half of the home - I had an individual contractor give me a bid of about $600 to get it leveled, said it wasn't sinking too badly.

3. Additionally, the skirting around the home has been bent and damaged in some spots and critters are getting under the home and at times I can hear them clawing, trying to get through into the home. I would like to reuse the metal skirting if possible, but add to the bottom of that skirting a surround of brick or concrete utility bricks to "shore up" the surrounding of my home and prevent animals from easily getting underneath.

4. After that, there are just some cosmetic things I want to do, but that can be done at my leisure.

I am recently retired and now on a fixed budget, so I need frugal advice as well -- my son will be able to do some if not a major portion of the work, but I need direction as to the best logical SEQUENCE OF TASKS.

Can anyone offer some advice or direction? Thanks in advance.

Level the house.

Fix the subfloor.

Fix the skirting. This may involve calling an exterminator by the way.
