Recently in the past week our AC has stopped cooling our 3rd story 850 sqft apartment off. We have complained multiple times to the managment company and their maintenece guys comes up and say it's putting out cool air and is working fine and they had the contractors for it come out and they claim it's working fine too but my apartment is 95 degrees at 10 PM and it might cool off to 80 at about 5:30AM. Is this the norm for this? It was working perfectly fine 2 weeks ago and kept our apartment a comfy 75 at max degrees. It's to the point we have to keep holed up in our rooms, no computers can be running due to overheating and we can't cook in our apartment. What would be our next step to take regarding this kind of issue? It's a roof top unit that was installed last year, they just put in freon a few days ago, it has a new filter and they switched out thermostats too since it's reading 10 degrees higher than the house supposedly.

Sounds like a freon leak. If they refuse to fix it correct, it is a breach of your rental contract as AC in required in AZ this time of year .

If it were a freon leak, once in awhile we kind of notice the smell of like when you first turn your heater on for the winter, could that be a sign of it?

Also since the unit was just installed 1 to 1.5 years ago, would it use up freon that fast in AZ? The guy who came out originally for our apartments maintenance said it was really low.

AC units if repaired correctly don't lose freon its a sealed system. Unless a line is rubbing on something and created a leak.
I would suspect a condenser fan motor myself, works ok for a bit then heats up and shuts down cools off and runs for a bit. This creates excessive high side pressure via the condensing unit not cooling because of the fan not working. This heat takes its toll on those motors.

The computers can take the heat we had them running all the time over in iraq and had zero cooling! Unless you're gaming this shouldn't be an issue.

That's the problem, I am gaming on these PCS and they are specifically built for gaming so they run hotter than your run of the mill PC due to the components inside.
