Default West Valley, Tolleson, Buckeye, Avondale

Any thoughts on these areas? I am considering a move here, and these areas seemed pretty nice when I visited. I would possibly be working in the Tolleson area. Thanks for your inputs.

I'd say avoid living in Tolleson. Some areas of Buckeye and Avondale are skectchy, but they also have very good areas.

If you're working in Tolleson, then choose Avondale, as the commute from Buckeye would be hell.

Why avoid Tolleson? The company I currently work for now has a location in Tolleson. I have a transfer in the works. I have looked at apartments there, online and during my visit, and it seemed pretty nice. The shorter the commute, the better.

Like the other cities, Tolleson is pretty sketchy in areas. But, moreso than Avondale or Buckeye. But if you can find an area that you like, and feel safe in, go for it. Its all about you, not other peoples opinions.

Default a little history

These towns used to be mostly agricultural and have a fair number of hispanic immigrants. Some of the older area are going to have more problems than the newer areas.

I personally wouldn't be too worried about it, having lived in much worse areas when money was tight, but that is an individual decision only you can make.

Unhappy Tolleson not a good choice

I'd recommend staying away from living in Tolleson. I use to live there and the illegal alien problem, hispanic youth gangs and high crime rate forced me to move else where. Sure there are some decent people living there but unfortunately the bad apples of illegal immigration and violent youth gangs far out weigh the good.
I would recommend finding a place in Goodyear or Litchfield Park which is only about 5 to 10 miles from Tolleson. Avondale has some nice parts but be selective because parts of Avondale are as "ghetto" as Tolleson.

In the old days Tolleson was small and not so spread out, Avondale was small and did not have Cashion or Liegas areas.
(I am still a small part of society that may remember when I-10 stopped out towards Tonapah and you used Buckeye road to get into town)
Liegas was built with Pallets and whatever materials were available and the shanty areas have dirt floors.
The traffic is getting crazier by the minute and if you can find a good place in Tolleson go for it. I have worked alongside hispanics and some are very nice and friendly and would give you the shirt off of there back.
Tolleson is getting a lot of commercial occupancies and thus a lot of truck traffic.
You might experience the white flys/nats from the cotton picking areas.
Being in a ag area you might enjoy low flying aircaraft spraying the fields, even helicopters get into the act.
During race weekend the area has some traffic issues but they are getting better.
Don't rule out Indian School road and 107th - 115th ave area plenty of housing over there, just some are better than others.

Tolleson and Cashion both have new communities that are nice, problem is they built alot of them next to older crime ridden areas. I wouldn't choose this area because I wouldn't want to be the five finger discount store, but there's always exceptions to every rule and you could ask potential neighbors how safe and quiet they feel their community is.

Tolleson has alot of Dairy Farms like the other poster stated and when it rains you get a lovely smell that lofts for miles, I believe over on 112 Ave & Southern one community gets to look at a huge mile long pile of cow manure as a view. Then there's a Meat Packing plant and a sewage plant that stinks to high heaven often, these are in the area of 91st and 99th Ave just past Van Buren. I would try to avoid that area/smell.

If I was to make a recommendation it would be anywhere in Litchfield Park, especially if I was looking for a new home. Theres at least a dozen new home communities being built. Hard times have made these builders reduce there prices and offer thousands in upgrades, its worth a look anyway.

I live in Buckeye and luckily we are just renting. We literally live IN Buckeye and unless you've lived out in the country, the smell of cow-dung every even is HELL. My husband grew up country and he can hardly stand it!

Trust me whe I say this, the drive from Buckeye everyday would get very old, too. I live around exit #114. It's not bad living out here, pretty quiet - a little "white trash" (and I mean that in the general sense not referring to whites but just the "white trash" mentality ie trailers parked in front of houses, setting up a gameroom in the garage when it should be a garage, that kind of thing) but everybody pretty much just keeps to themselves.

If you don't mind the drive and the stink, it's not so bad. I for one though am convinced I don't want to stay out in Buckeye. HOnestly, I like the Litchfield Park area. You may want to look into Goodyear. Goodyear, Avondale, Litchfield Park are all kinda located in a general area. There are some good and some bad. Buyer beware!

OneWayOut, I would consider Goodyear and the new parts of Buckeye IF you are in the market to buy a house. If you're just renting I'd advise looking at apts and condos near Northwest of the 101&10 exchange. Both cities are quiet for the most part outside of the lone teenager or neighbor "woo whoo-ing" it up every once in a while. Yes, there's that dung smell, but I'd rather have that smell than have helicopters and/or sounds of the city in my bedroom each night. Also, how heavy the smell obviously depends on where your nearest farm is. I have lived all over the Valleys and I love this area. Unfortunately, I get to join the millions of commuters into Phoenix, Tempe,Scottsdale, etc rather than get to work so close to home. But... if you're interested in Tolleson I say check it out. The interesting thing about living in Maricopa County is no matter where you go, there are illegals, there are "ghetto" areas, there is crime. Sometimes a few miles away, a block away, around the corner or even next door to you. The fact is it's everywhere LoL.
