I don't live in Glendale, but here's my views on it. Okay, The Good about Glendale - It's a growing community that's trying to get out of that old reputation of a small dusty farming town, and they have done a very good job at that with the 2 new professional sports venues (Coyotes' Glendale Arena and Arizona Cardinal.. I mean Phoenix University Stadium) - Not to mention Arrowhead Mall, Cabela's, Luke Airforce Base that's been an icon in Glendale since the days of WWII in the 1940's and will remain there for the foreseable generations.
The Bad: Roads are still primitive and construction projects on many streets, which should have been done long before Glendale Arena and PHX University Stadium were built. Access to downtown Glendale is very limited and there aren't any freeways that take you directly into the downtown area, unless you consider Grand Ave/US 60 a "Freeway". It might eventually be a true freeway (without stop lights) one of these days, but I'm not sure when that's going to happen.
The Ugly: The areas around downtown. The city hasn't done a very good job rennovating or tearing down old dilapidated buildings that don't need to be there. One perfect example is the old mill or factory building that's on the southwest corner of 51st Ave & Glendale. I haven't been in that area since January, and the last time I drove by there (coming back from Cabela's), the building was still standing. It's an old ugly building that needs to go away. There are also many old car dealership lots on Glendale Ave that have moved away to better locations, and the city is now stuck with several empty lots. I don't know of any future plans to replace those lots with something better, like condos. I prefer condos, either low or mid-rise, on the stretch of Glendale Ave, from 43rd through 67th, which will definitely revitalize that area. I certainly don't want to see more strip malls on that stretch. We need another strip mall in that area like we need a thick polar winter coat in July in Phoenix, when it's 115 degrees!
