$125 a month for water delivery? Where were they and how much did they have delivered, how many people in the family, pets landscape......?
Hoped this helped.

Hi Haymann. If I'm buying, I'll probably need to stay at $79,000 or lower. Still gotta prequalify before I know for sure what they'll let me buy, but my figure is based on what I think I can afford to pay. If renting I can go no higher than $700 a month including rent taxes. It's only me and the dog, so water usage wouldn't be extremely high, I don't think. Don't want an apartment or condo. Would like to find a single family home.
I was in Kingman and Golden Valley in 2005 to look at housing. At that time I preferred Kingman, because what I saw of Golden Valley was mostly run down junky looking singlewide mobile homes. I live in a doublewide on 1.5 acres right now, but it's a nice one, not junky. I'm hoping to find something at least comparable to what I have now. If the better parts of Golden Valley fit into my price range (which I seriously doubt), I probably wouldn't mind being there if I can't find anything in Kingman. I'm really looking for peace and quiet most of all. Where I live now the big thrill for most of my neighbors is sitting in the driveway revving engines for hours at a time (usually at night), or blasting music and guns from their trucks, and it's about to drive me nuts.

If that figure you are stating is correct you might get lucky and find a singlewide in birdland.

I found some singlewides in Golden Valley in that price range 2 years ago, but they were in junky looking neighborhoods. With prices dropping, I keep hoping I'll get lucky and find something for that price in Kingman, or a better part of Golden Valley eventually. Keeping my fingers crossed that prices will keep dropping. Have not had much luck finding many rentals that I can afford in Kingman though. I have found a couple of 3 bedroom homes in newer subdivisions in Eloy for under $700, so I may end up there instead, if I don't find something affordable in the Kingman area. Kingman would be my first choice though.

Hi tnp, Where the heck do you live? Not that what you say is new. I left my beautiful Riverside, CA for the same reasons.

I've been looking at some property in the Kingman area called Spring Valley Ranches. Can anyone tell me about that area and what the possibilites are for building there?
I know that it's vacant property and yes I am aware that I would have to put in a well and add in the other utilities that I would have to bring in and supply.
Thank you for your assistance!

Well I had to break out the book on this one..Spring Valley Ranches is out in Hackberry. Hualapi Valley fire just received the blessing to start building a fire station out there.
There is a LOT of train traffic and thus at times it is hard to get out onto Route 66. The other way out is south on Hackberry road cross under I-40 and take a left over to Silver Springs road and gain Access to I-40. If you continue south you end up on Hwy 93.
Hackberry is a pretty quiet bunch of people from what I have been told. As for water not sure about the subdivison but most haul there water and live off of the grid as in no electricty.
