We have considered building, but being 2,000 miles away where we cannot keep an eye on the progress is kinda scary. Not familiar enough with builders in the Phoenix area good or bad. But I would love to build a new house if I found a way to make it work.

Living in the country is fine, as we currently are 30 minutes from anything right now and we are used to the drive.
We realize finding a house with a 10+ car garage is impossible, so we have concentrated mainly on a house with a 2 car garage, but with some property so I can build the garage I need after we move. We have figured this is the only way to do it with our odd situation. One reason we prefer 2+ acres so we don't run into any zoning issues. Another reason why we also want to avoid HOA fees as well. It's making the search tiresome.

I understand. If I were you, I'd rent a house (or buy one to live in for a few years) and then build what you want. Unsure about the number of investor homes in the Prescott area, but there are quite a few investor homes that are available for rent in the Phoenix area. Maybe Prescott has home rentals too (until your desired home is built)? Just trying to help with alternatives.

Firebird - I'm afraid you'll find that most of the rural areas around Prescott/PV/CV/D-H have zoning. The County has zoning restrictions, and some of the rural areas have CC&R's (although not too many of them have HOA's).

There's actually a few in the MLS right now with an attached garage plus a separate garage/workshop on a fenced 2-acre parcel.

In all honesty, finding a nice, affordable, buildable 2-acre parcel is a little tough - most of those sold during the price run-up in 2005. And building a custom home is quite a bit more expensive that purchasing resale. Sellers that want to sell are getting pretty aggressive with their prices right now, so there are some good bargains on resale homes right now.

Ya it's been tough, going on 2 years now looking.
The zoning issue is one reason we want to make sure we get a fair amount of property. I don't want the county coming in there telling me I can only build a pea size garage,,,,so we want some land to avoid that hassle.

Yes we have noticed the prices have drastically dropped within the last 6 months. What we find interesting is alot of these houses forsale are empty. Then when you do some digging in the county records you find that the current owner purchased the house in 2005 and never lived in it,,,,bought it for X amount and is trying to flip it around and make 100,000 Obviously they are not selling as they have been sitting empty for 2-3 years now, and it's interesting to watch prices on these houses slowly drop to more reasonable levels. I can't tell you how many houses we have looked at like this,,,,literally dozens. One we are interested in that we will look at next month has dropped it's price down to almost what he paid for it 2 years ago, been sitting empty all this time. Crazy stuff.

I currently live in Chino on 2 acres. Our home is not on the market at the present time.

We have a 2 story 2800+ sq foot home with 4 bedrooms (could be 5-we use the 5th as an office) ((we have a lot of company))) 3 1/2 baths, 2 car attached garage and 2 car detached-and 1 small building used for gardening/landscape material and 1 stand alone storage building that we used for the hay and supplies for our horses. There is plenty of room to build on. The home is truly beautiful.

I thought I would reply to your post-maybe our home would be something that you and your family would be interested in. It is rather large-and not sure what you had in mind. If interested, let me know.
