Hello everybody,
I've been reading your forum for a while now and have found valuable input regarding my choice of where to move in AZ.
I couldn't find any info on Whetstone yet. Could you please give your thoughts about weather, schools etc. I'm specifically interested in the current prices for land (1 acre) on the outskirts of town.
Any info is appreciated.

Hi Andreas

Well one thing you can do is look at all the INFO on Sierra Vista. The communities are real close to each other and most people pass thru Whetstone on the way to or from Sierra Vista.

Maybe someone will pick up on the subject if you post on one of the Sierra Vista threads. Mostly I personally think of Whetstone as a major crossroads between I-10 & Sierra Vista and Tombstone & Sonoita / Patagonia.

I've not been thru there for a couple of years , but I'm sure commercially it as added new features like elsewhere. From what I recall , it's mostly wide open spaces just north of Huachuca.

Do you have an idea what an acre in Whetstone costs at the moment?

Default Whetstone Land Prices

Howdy,

Land seems to be mostly sold in 4 acre parcels - there could be zoning restrictions, or it might not be worth selling anything smaller. In any case, 4 acres can be purchased for $30K to $80K, probably depending on location, water table, utility access, etc.

Well, techincally, the land for sale is in Huachuca City, about 15-20 miles south of Whetstone. There is not much for sale in Whetstone proper. An acre near Benson will run you $30K-$50K.

I am not familiar with the water needs in the area. Where can I go to get more info on water availability for land in these areas around Huachuca?

There were water line issues in Sierra Vista this summer, but I "think" they are resolved? (anyone who can add to this)

Don't know how or if that effected the other small communities nearby.

KB Homes has a new development or two in that general area just off I-10.
They do not offer acreage, but spec housed/tile roofs/ stucco walls and suburbia neighborhood style living.

I agree that acreage on the general pricing of acreage in the area as others have stated here.

Would sure investigate the water line (and water supply) situation thoroughly, however.

Water off the grid is by well. Water averages 300' down, figure 18-20 per foot for digging then whatever the price for pump/pumphouse/plumbing is. Most of the area is RU4, so you won't find a 1 acre lot. Most preferred area is north of the intersection of highways 82/90, on the west side of hwy 90. The mountains are closer to that side. Growth is spread out evenly on both sides, but seems to be more haphazard on the east side. No supermarkets in town, just a couple of gas station/quickmarts. Nearest grocery store is in Sierra Vista about 14 miles away, Walmart is 18 miles out.

Default Currently buying some property in J-6 Ranch...

... just 1 exit (5 miles) west of Whetstone. A few 1 acre lots available there, generally in the $20,000-$30,000/acre range.

Most of Whetstone is rated R4, but I love the area, I have lived there for a few years now and moved from Idaho, and I wouldn't go back for nothing but a visit, I love the summers when it's over 100 it's perfect to me, Sands Ranch that surrounds most of it makes it less populated, the monsoons leave me breathless, and I just absolutely love Whestone, I wouldn't be anywhere else, thats for sure, the only draw back, mostly manufactured homes, and stick built are outrageous yet. Water is expensive as far as your own well, but they do have district water in places and anything over 2,000 gallons costs ya, so we actually flush the 2,000 gallons down the toilet literally. It's just far enough away from S.V. so your not over crowded (12-14 Miles), but close enough to get to the grocery store if needed.
