Default What's the going rate for home inspections in AZ?

The fee I was quoted today seemed to be quite high. I paid $315 only two years ago (same company) for an inspection of a bigger (2200 sq.ft.) resale house (apparently the square footage is taken into account because I was asked). Granted, this inspection is going to be on a new house (1450 sq.ft.) and will be done in two steps - pre-drywall ($200) and final ($250).

Does anybody have recent experience with that (particularly in Tucson)? Have their fees gone up that much? Would it be because of the lower volume of work...?

Good question. In relation to the question about costs, would someone be willing to offer a bit of advice on how I can find a reputable home inspector for the Queen's Creek area. If I blatantly hijacked this thread in the wrong direction please feel free to delete. I just thought it would save space/time on the thread since my question is so closely related to the original post.

I was just looking at this site: Find Licensed Home Inspector

The inspector I'm thinking of using I've used in the past, as I mentioned, but wasn't aware of his high credentials at the time. Got him as somebody recommended by the agent then (somebody my relationship with went sour, though). I'm gonna shop around a little bit. Trying to contact another recommended inspector on a realtor's website (somebody I believe is a person of good character). Granted, if I am to pay for it at all, it's probably not worth saving a $100 and not getting the best... Seems like the city inspectors spend about 10-20 minutes on a house and basically check only if it's up to code, so it's probably worth the peace of mind spending the money.

I noticed that the other inspector I'm thinking about got licensed for inspecting new homes (in pre-drywall stage) only last year, which would mean not all of them are qualified to do it.

I have been looking around for inspector rates on the internet for the state of Arizona. Although you can never fully trust the internet, there was one site that gave out the names of the licensed inspectors for the state of Arizona (google: licensed home inspectors arizona). This website stated that for an average home (1400 square foot), the inspection fee was approximately 250 dollars and that most of the inspectors will give you their reports the same day or within 24 hours.

Sounds reasonable (or shall we say what I would've expected). Perhaps it's different with new homes - looks like they count the pre-drywall inspection almost as a separate one, which in a way it is... I guess.

Mystery's been solved. Apparently that's how the cookie crumbles with new construction... you pretty much pay for 2 inspections. The 2nd quote I got was even higher ($275 + $240) and the guy said he was one of the cheapest. This time I brought up the question about new construction vs. resale and he said the inspection of a new house is always more expensive. He would've done the same size resale house for $240. Oh, well... my little dilemma may at least help somebody else.
