I'm looking to move to AZ..... (Tucson, Sierra Vista: rental, homes, buy)

and have been reading this board for days. Lots of valuable info, thanks everyone. It's a lot to process when looking at many different areas to live.

Can anyone please help me to locate where i could possibly find the following location with these attributes:

- 1 - 2 acres of land reasonably priced ~ $20K. Preferably more….willing to spend ~$75K or as much as possible to not have neighbors within peeing distance.....

- in the mountains or at the base of, not wide open “flat” areas. Got to have some trees!

- somewhat remote, ~45 minutes or so from civilization. By civilization I mean a Wal-Mart and HD/Lowes available. Where these guys exist, so does civilization.

- ability to somewhat easily acquire utilities…..water, Elec.

- Around 5000’ - 6000' elevation for the perfect weather scenario (for me anyhow).

- decent school system for my 8 and 9 year old boys.

- Must have youth football program My oldest couldn't live without having the ability to legally bust someone up 4 days a week for 3 months of the year. The kid's a maniac on the football field .

- Close to fishing......I'm a big time fishing nut

Unfortunately 1 - 2 acres of land reasonably priced is going to be hard to find anywhere close to civilization in Arizona. The trees and fishing part might be tough too. The Prescott area is probably as close as you're going to get to finding everything you'd like.

If you want land that cheap, you will be way up in the high country. I think I have seen 36 acre ranches advertised for pennies on the acre. I don't think land is that cheap even up there. That was the one disappointment when we finally arrived in AZ was how fast land went up in price. So we bought a shoebox. There are several who post here that know land prices and they will probably chime in. Good luck.

So, let me get this straight... you want to pay $20K-$75K for an acre of land 45 minutes from a town that has a decent school system and you want utilities available.

When I first read this, I thought you were nuts. However, it occurred to me that the White Horse/Henderson Ranch area in Dewey might be close to what you are after. You can buy 2 acres of land in rolling hills for $50K-$80K. Water and electric are available. The elevation is around 5,000 feet. The school system is Huboldt Unified School Disctrict. They have football. School buses run to this area. You are currently 45 minutes from Walmart and Lowes. The area is on the other side of a mountain ridge, so you do not see any civilization near by. The only drawback for you is that there are no trees. There are miles and miles of large shrubs (e.g., scrub oak and other chapparal species). Fishing is about 45-60 minutes away (at Willow Lake, Watsen Lake, or Goldwater Lake).

Ya....after days upon days of research, that is exactly what I have come up with too. The Dewey - Humboldt area is tops on my list. Also looking at the Kirkland, Willhoit areas also.

I found some very nice property just outside Prescott but no electric. Got to go solar there. Very private and secluded, almost gated type community with no electric. I'm willing to maybe go that route. It is an option.

I was wondering if there was other places similar that I have overlooked. You know one of those diamond in the rough areas or sleeper areas ........ hehe....ya right! I know dream on . (I actually couldn't waiting to check this thread today to count the replies that said exactly that!)

My cryteria list is just a wish list keep in mind. Some of the items on it I know will be almost impossible to meet. Just looking to hear about an area that I have not come accross yet.

There are a couple of parcels available in Mayer. There may be some parcels in the hills west of Chino Valley. There's an area called Walden Village in Wilhoit, as you mentioned.

There are also a few parcels near Walker, which is a few miles past Lynx Lake, in the pines, about 6,500 feet in elevation. I think this particular area originated from old mining claims and has been split down to 1-2 acre lots over time. The area can get snowed-in in the winter and the roads are dirt. The access is via a recreational easment through the Prescott National Forest. Technically, the government could choose to terminate access and you would be unable to reach your house, but I doubt that this would happen, because there are many homes up there.

Arizona is a great place to live. However, where are you looking to move to? We live in the Sierra Vista area...about an hour southeast of Tucson. If you're interested we have a place you could lay your head while you're looking to purchase or you can use for a long term rental if you need to. Its located in Whetstone, AZ near the Whetstone mountains. Its fully furnished as well. Let me know.

I'm looking all around the prescott area. Found many 2 acre plots all under $80K in Dewey, Mayer, Wilhoit, Kirkland Junction and Paulden areas. Some pretty good looking pieces in the $55K range. Still verifying utility options though.

Sierra Vista is a little too big for me but Willcox just north seems to fit my needs, I never looked that far south either.

Wickenburg......way too hot.......

Kevin, I may take you up on that! I'm looking to make a trip out there pretty quick. May be there a while too.
