Hello! My partner and I are looking to buy property in the Pearce area for farming. We found an amazing 5 acre piece of land with a beautiful house, but the water situation is not ideal. Does anyone have experience with Clear Springs Utility? We saw the previous water bills from the seller and they seem quite high, over $140 each month. Also we got a quote for a well for around $22,000 at an estimated 450 ft deep. We are close to the Dragoons so it could turn out that we have to go even deeper! Our concern is that will spend all this money and then in 10 yrs it dries up.....or Clear Springs goes out of business and we wind up hauling water to our property which would be an impossible situation for us. We can't really trust our real estate agent, who swears the Sulphur Springs Valley is on a HUGE aquifer...and of course the well company just wants their money. Being that we live in Tucson we don't really know anyone that can give us an honest answer we are kind of just flailing around and driving ourselves nuts

Any advice out there??

Thanks Ken. We looked over all of these. The house we were looking at was very close to the Dragoons and had a significant well depth, 500-700 ft, with no guarantee. Since we want to move our farming business to the area we were worried about it not supplying us what we needed. Clear Springs Utility had a well nearby from the 80s that the the house was using but the bills were upwards of $150/mo average. I think it would make more sense for us to get away from the Dragoons and go inward towards the valley, especially since water is flowing up towards Willcox. My biggest fear is in 15 yrs having a water crisis and hauling it out....especially since there is no option for city municipal water in that area.

The area is a farming community. There is plenty of water, but ..................

It isn't cheap.
