Looking to buy good cheap land in or around Hackberry
Hello,
Anyone know of the Hackberry area near Kingman off Rt 66?
Anyone know of any good cheap bare land there that does not have any "homeowners associations" or anything of the like?
Cannot be in or even near a fire district and must be "off the beaten path" but yet must be fairly accessible.
Must have a very low down and reasonable monthly payments(must finance).

Finding inexpensive land shouldn't be too much trouble; there isn't much of anything out there (including accessible, potable water). A few people over the years have tried various enterprises with some of the old existing buildings on 66, but the results have been mixed.
I haven't been that way in a few years, but the last time I saw the place there were a few retirees living in various dwellings, old and new, not far off the highway. I'm sure some Mohave County residents will be able to chime in with more current information.
But you might want to get a move on -- Kingman's growth is headed up that way. I'd suggest you pay a visit, if you haven't already. Kingman realtors should be able to help with the situation there too.

There is movement affoot that Hualapi Valley fire is placing a station in Hackberry and backed up out of Valle Vista. So moving the private fire out there might not work. Need to check pinion pines fire district as well they cover a huge territory.
Spring Valley ranches,Cottonwood mountain ranches, greenwood village are all in the area.

Was looking more into the other end of Hackberry road out there south of I-40 near Rt 93. Either side of I-40. We have checked with Pinion Pine and thier district mainly covers the WD Ranch rd area there outside of Kingman but they do respond out to where we would like to be at. Area we have been looking at you can see off the interstate to the right and to the left along the interstate. It covers both sides of the highway up to silver springs turnoff and , i think, possibly beyond there. I know Pinion Pine's district does not run that terribly far but i am also willing to check on the GIS mapping on the Mohave County website. That would show us exactly what the Pinion Pine district borders are and where exactly they cover. Im sure we could work some sort of IGA's with Pinion Pine for that area. The last time i talked with the Pinion Pine Chief they was almost more than delighted to have some other Department willing to cover that area so that they would not have to but, of course, this was a couple years ago though. Back in the latter part of 06.
Im thinking that those areas you are mentioning are subscriptions for Pinion Pine and not thier actual district. We know they dont have a station out where im talking about and it seems like them having to come in there all the way from WD Ranch Rd is a longgggg ways to travel with them having to either make the loop there at 93 and come around or take the silver springs exit off I-40. Either way with us in the area already(if we was there), we would probably be onscene long before they would and it would cut out alot of downtime between the time the call comes in till the time a crew gets onscene.

Well it sounds like you have thought things out. You are now looking at land near Cedar Hills ranches or Round valley ranches,Silver springs.
I like the Willow springs area myself.
I will keep my eyes open as I drive through the area.

Are either of those have anything to do with homeowners or property owners associations? Reason im asking is becuase we are the type of people that when and if we have to buy the land then we dont really appreciate some association telling us what we can or cant do with or on our property or tell us what type of home or what dollar amount home we must have before we can live on it ( LOL )
so it cant have any type of association and the land must be dirt cheap. It is going to take ALOT of dividends for us to relocate so we need to scratch and scrape just about every penny we can until we are re-established. If we can even get a peice of land donated to put a station on in or around those areas then that would be magnificent, even though we are not counting on that. Sorry to be so picky.

We also must add that whatever of those areas we end up in, we dont want the residents there to think they will need to pay us for our services. Any residents that are within whatever subdevelopment we are in are entitled to our services for free. Other areas that are outside of the immediate subdevelopment we would be in could subscribe to our services (which would also be dirt cheap) or they would probably be billed for our services if they was not on subscription. The costs for services within the area that wed be servicing for free would be paid for from running wildland fires around the area. The state pays Fire Departments for that if your department is on a contract with them.
We will bother with all those kinds of details once we got re-established into the area wed be in and find out exactly what the residents wanted and if they wanted it that way.

I live EXACTLY where you are talking about. The meetings that have been going on with ADOT and local residents already have plans for a fire department and several people are already talking to people about different scenarios. I know for a fact, myself and others would be VERY uncomfortable knowing that someone was planning wildland fires in this area. I don't think you will find anyone willing to sell you anything here.

hold up!.. i think you are missing the picture here. Nobody ever said anything about "setting wildland fires" as that was not the picture at all. We simply said that IF wildland fires from lightning strikes were to occur and we was on a contract with the state forestry and we was called in to it OR we was to travel to other places around the vicinity to help with control on wildland fires, the state forestry PAYS your Department for that. That is what we meant by "running wildland fires". No offense but you must please get your facts straight or read the posts correctly before jumping to conclusions and putting things in peoples mouths that they did not say.
