I'm in my early 60's looking at Sun City. The cost of fee's are a concern. I'm not sue I'm understanding them.

Also, also what is the difference between Sun City and Sun City west as far as fee's are concerned. (I understand SC west is newer, and west of the original.)

I get property taxes, no problem. lol

What is: Ttl.Mthly fee equiv.??? is it like an HOA?

What about: Cap Improv/Impact fee? Is this a one time fee? or yearly fee? (I'm seeing $3,500 as a charge!!)

What is: Rec. center fee...what's the difference between that and HOA?

What is: Association fee? is it yearly? or monthly?


If you add in all these fee's, plus property taxes, It can get rather expensive. I may be better off looking at Surprise, or Peoria, etc.

The capital improvement fee is one-time, also, by buying into Sun-City, you're joining more than one association & they each have their own fees, so your neighborhood association + the "main" sun city association would be the minimum, & I think the "rec fee" is voluntary, but if you don't pay it, you wouldn't be able to use the amenities.

Best bet is to talk to your potential neighbors - theoretically, the listing realtor is supposed to put all the fee data in MLS, but they usually don't do a very good job of it. Your neighbors will know if the pool needs a resurface (and an associated special assessment) next year, etc. or call the associations themselves, hopefully the agent got those right..

I don't think the main motivator for moving to sun city should really be "saving" any money - theoretically you're "saving" a tiny bit by not paying anything towards public schools, but as you're finding out, the fees mostly offset that savings.

For Sun City:

Improvement fee: $3500.00 a one time buyers fee per residence, mandatory.

Rec fee $462.00: annually per residence, mandatory. Individual club fees additional and they vary.

HOA fee's: Varies with whichever HOA you're in, annually, (There are 365 HOA"s and they all differ in fee's) mandatory.

If you're looking/buying check with your realtor for current fees.
