KINGMAN AREA'S Hualapai, Pinion Pines, North Ridge (for sale, how much) - City-Data Forum

Hey Folks!
Anyone have an opinion on the following area's in kingman:
Riata valley TR.
Hualapai Mtn. Road estates
Pinion Pine estates
Ranch Santa Fe TR.
Cedar Hills Ranches
North Ridge Estates
Shadow mountain Estates
Hillcrest estates
Desert Fountain Estates
Cedar Ridge estates
if you have any idea how these area's are.. please give the good
and the bad (if any), and how far is the area from main-part-central Kingman.. And any info
on which area's to look in and which to absolutely avoid would be appreciated.. Thanks!

The Hualapai Mtn. Road estates is a great area I go to the mountains alot and its nice up there maybe 20 minutes to town thats only a guess might be shorter. Not sure about how much houses are though. Great area...

Ok, I'll play. But I'm curious how you managed to get such a big list of diverse areas in and around Kingman, without even knowing where they are. I'm most familiar with the SE Kingman locations, which is where I live, and am most fond of (we moved there for a reason.)

Riata valley TR - northwest part of town. Not sure if it's city or county. close to the Stockton Hill strip, ala home depot, walmart, etc. Pretty new and looks expensive. Larger lots.

Hualapai Mtn. Road estates - SE Kingman county. Way up the mountain. Posh area. $700K homes and up. Great view. 15 minutes down the mountain to civilization. Snows up there in the winter.

Pinion Pine estates - halfway up Hualapai mountain. Some great views. Mixed bag as far as houses. Some old cabins, some big estates.

Ranch Santa Fe TR. - That's Rancho Santa Fe. SE Kingman. Pretty posh tract within the city limits. Mostly 1/2 acre lots I believe. 10 minutes to town.

Cedar Hills Ranches - Way out into the desert, 15 miles east up Rt66. might not have water, or electricity. Big acreage. 1/2 hour to town.

North Ridge Estates - North Kingman, I think. Not as desirable, but a new area I think.

Shadow mountain Estates - Thats Mountain Shadows. SE Kingman again. Close to Rancho. Great views, expensive houses. Like Rancho, but bigger lots (1 acre I think)

Hillcrest estates - Dunno about this. Google shows a really nice home for sale in that area, says close to downtown kingman.

Desert Fountain Estates - No clue. got a street name?

Cedar Ridge estates - 10 miles north on Stockton Hill Road from Kingman, then out against the mountains. Big acreage, big houses. Lots of privacy, pretty desolate really.

Kdog.. I know where the subs are, I just didn't know how far
or what the driving time was to get to main area of town.
Can you tell me how the road is going out Hualapai Mtn Road?
Going out to the Lazy YU road area's?
What about roads going up to Pinion Pines?

North Ridge subs are just west of Hualapai Foothill estates...
(Southern ave. Louise ave.)

Is this a good area (Hualapai Foothills)? Cheyenne, Dakota, Pawnee)?
They are all on an acre or more.

The Riata valley area seems nice as well (Gordon, Hillcrest, Palo Verde)..
Do you how this area is? quiet-crime-hilly?

Shadow Mountain Estates is same area as Riata Valley estates, just on
the north end off of Gordon.

Lazy Y U is a area you did not touch on until now. The roads are in pretty good shape, its in the county. Some are dirt and some are paved. I have seen snow plows working those roads to keep them open.
Power/utilites are not in all areas. Some are off the grid with wells or hauling water. Cell phones only.
Pinion Pines that area has been closed due to icy roads/snow before.
Just depends on what you are looking for, you also did not touch on Jordan Ranch off of stockton hill that has some nice parcels acreages.

Hualapai Mountain Rd, and DW Ranch Rd that goes into Pinion Pines are very good roads. They are mountain roads of course, and there will always be some sand on corners which is more of a concern for motorcycles than cars. DW Ranch goes all the way from Hualapai to I40 where there's an exit. There are some low spots in the road further out towards I40 that get messy in storms from sand and water. Like Rambrush says, you will get occasional snow up there which can really make a mess out of things (including road closures.)

Yeah, the Indian neighborhood (Apache, Pawnee, Cheyenne, etc), is an excellent neighborhood. Big lots as you mentioned. New park for the kids. Some good views. Hualapai School District, best in town. Houses are spread out, the place generally shows pride of ownership. If you're looking at a specific home in there, let me know who the builder is (via PM) and I may have some tips.

I have Hualapai Foothills estates
" " Meadows
" " Mountain Ranch
" " Shadows
but no mountain road estates

Yeah, I'm not sure what I was smoking when I commented on that. I must have been thinking of Lazy YU Ranch. There really isn't another nice area along Hualapai Mtn Rd after Lazy YU, is there? There's a community way at the top of Hualapai Mtn, just past Flag Mine Rd and off to the left though.
