Will be out in Arizona next week for a look around for possible relocation from New Jersey. The high dessert area between Flagstaff and Phoenix seems appealing because of the low humidity. Prescott Valley seems to be an interesting location, but when I go to real estate web sites I have to pick an MLS, they have about 20 to pick from. I'm 55 and will be relocating by myself so school districts are of no concern. Just want a small ranch in a decent area right around $200k price range,a little over or under, less would be better. Still need to be somewhat near an area for job possibilities. By trade I install/repair business phone systems, but if I had to I would settle working in one of those big box stores. Also i do not need to live in a cookie cutter neighborhood, but city utilities would be a big plus along with natural gas etc.

Try Realtor.com and put in Prescott Valley as the location. You should be able to find something for $200K, nothing huge but depending on the area you should find something nice enough. PV has old and new areas...some very nice, some very crummy...so be careful
. It's wise to look at it in person.

You won't find any "ranches" in Prescott Valley for $200K. I assume when you mean "ranch" you are talking about an 1 acre+ lot with home. Prescott is COMPLETELY out of question for that price range.
Your best bet is CHINO VALLEY or PAULDEN. You can probably get an older home or maybe even a manufactured home with 1+ acre for $200K.
At 55 YOA, medical issues may be a priority. Facilities in the tri-city area are lacking. There is a long waiting list for family doctors (4-6 months for an appointment). Your best bet is to find one in Phoenix or start calling around to secure a spot.

No I do not want to own a ranch, just a ranch style house on a 50x100 or 100x100 ft lot would be fine.

I'm not looking for anything huge, 1,000 to 1,400 sq ft house would be find. Extra bedroom for guests and a small computer/den room would be nice.

I knew exactly what you meant by "ranch"
You can find ranch style homes (single level, or "rambler" house) in PV or Chino or Paulden for $200K...but most of the places in Chino & Paulden are on an acre or more and many are manufactured homes. For a Site-built you may have to pay more.
