OK, I'll take a stab at posting my impressions of Kingman. First off, I'm one of those SoCal soon to be expatriates. My wife and I have visited the area a few times now spending at least a couple of days each trip to look for property and generally poke around. I can't exactly put a finger on it but Kingman has a character all its own. It doesn't quite have the cultural depth as Prescott (my favorite) but then again, there seems to be a soul to the community. The changes described above, although not earth shattering in large metropolitan areas, are big doin's here. Some look at the growth as an opportunity (to snare some SoCal suckers perhaps). Others see it as a threat to the community. I guess this is the growing pains discussed earlier. Personally, I'm only interested in one area for relocation. If that's not possible, we'll probably look for another area to pursue. I've tried to imagine living in Kingman. Being a few years away from retirement, our lifestyle will obviously be different than the original poster. Therefore, I really can't offer anything to say about schools and generally facilities related to the raising of a family. As for retirement, I can definitely see a shortage of available dining and entertainment venues but Las Vegas is a short drive as mentioned before. Hope this helps.

Does anyone have any comments about an area south of Kingman called Lazy Y U? Are there other similar developments close by?

Lazy Y U is a very nice area with larger acreage lots. It sits a little above Kingman on the side of the Hualapai Mountains.

Vacant properties seem to be limited. Are there other areas near Kingman similar to Lazy Y U?

My opinion of Kingman.

We made many trips here in the last ten years from California. We decided in 2004 to move here. We took into consideration the lack of restaurants and stores, but the low housing prices made up for that. We are retired and wanted to lower our cost of living. And we loved the people and the community feeling. When we actually moved here in early 2005, we found that housing prices had doubled and tripled in less than a year. We leased a house and continue to look around.

Housing is way over priced for the wages here. If you check price per square foot, the prices are actually higher than many areas, including many California cities. Houses here are on average smaller than other areas we haved looked at. Although we could afford the prices, I am not interested in living in an area that has priced out the local families.

Prices have come down some, mostly in the smaller homes on tiny lots. One of the things we originally liked about Kingman was that many areas had large lots. Now there are continual rezonings of properties down to 6000 sq ft or less. There are only a few areas in the town we would consider and if the prices do not come down considerably, we will move on.

We love kingman. The people are friendly and polite. We would love to stay, but we do not want to continue renting. I will not purchase a house that is 2-3 times what it was 2 years ago. Nothing else has changed, there are still few restaurants and stores and the salaries are still low.

Hi.

I'm going for an interview in a couple of weeks in Kingman. I live in Detroit now, but will seriously consider relocating if offered the position. Can you be more specific about some of the racial incidents you mentioned in your post? I can tell from the demographics that Kingman is not a very integrated community, but are you finding it to be hostile?

I recently was there to decide on my home in kingman. I loved it. I actually found a place in Walleck Ranch. Its a busy town, but spacious enough you can enjoy the setting. Most of what you need seems to be on the main roads and people seem pleasant.

I did some research on the schools and it seems the Academy campuses are the top rated. tehre is a waiting list, but then again you would expect that for a top notch smaller classroom school.
