Im looking to retire here in january, and cant find a city by city property tax guide, Ive looked online, the only sites ive seen is where you have to enter the city, which isnt bad, but I want to narrow down my search by tax rate before I even consider the city. It is important because we will be on a fixed income. Sun city West seems the lowest so far, but we would like to choose other areas. Looking in the 220k price range. any suggestions?

There isn't a huge difference in taxes from city to city, it exists it is just minor. The major differences are between school districts and those taxes can and do change on a normal basis, Sun City and Sun City West are the only exempt areas that I'm aware of. Those two areas also have additional HOA costs so keep that in mind when comparing them.

Property taxes are public record and you can view them through the Maricopa county assessors website. Search by address click into it and at the top will be a tax selection. You can view the most current info on the left panel at the bottom should be something link view most recent mailing. That will pull up the invoice which will break it down line by line or the page you landed on shows the totals.

Also, the year built will determine taxes a little bit. Anything pre the major valuation adjustment down will be lower than newer stock because there is a cap of like a 5% or something annual value increase.

I am also figuring the cost of hoa, and factoring that in. If no hoa and higher taxes, it all balances out
