Sunsites
Thanks for the update wandered why it never flew in the sixties. There is a border control station between Pearce and Sunsites Ranches. That monitor in and out vehicles. They are friendly and treat you with respect as you would. Sunsites/Pearce are very frienly helpful people. Car broke down and they made sure we were taken care of in all aspects. Will try to post photos later

Visit the cochisecounty.com site and spend some time reading about the master plan and the recent changes. Parcel size somewhat determines your ability to build what you want. Point of use hot water is now a requirement, an indicator of how precious water is and will remain so when the boomers get done relocating. Last winter there were a lot of new houses being built on the small golf course there and they were quite nice, though pricey for what you got. In my opinion, an independent builder could give you much more for the same money. A trip through Middlemarch Pass over to Tombstone will probably convince you if you are cut out for the truly rural life. This ride is a step back in time, it reminds you that you are living apart from the rest of the world, and starkly displays the desolate nature of living in Pearce. On the other hand, a main road trip to Benson, Willcox, Sierra Vista or Green Valley will give you a chance to see the sense of community that is developing out there. Although we have plans to build in Pearce we will probably keep a condo or apartment in a more populated town to enjoy a nightlife, make a quick trip to a store or for those Doctor / Dentist visits. We also have a genuine concern for the long stretches of vacant road between Pearce and the busier areas. Good idea to habla espanol, keep emergency numbers on the cell phone and have Onstar as a backup.

DesertZone -
Thanks for the pics. I have to say that I don't recall seeing Saguaros at Sunsites - and I would have thought it was a bit too chilly in the winter there - of course we where there only briefly, so I guess we simply missed them. As I've told others on this board, it is a VERY NICE little community - neat, clean, prosperous-looking. It's a bit too remote for us personally, but the town itself is quite lovely and I suspect you'll be very happy there.
We're likely to be in the area in late September and will likely do the 191/181/186 "loop" once again (a very nice drive). I expect the grasslands will be quite a bit greener than they were last time we were there (January of 2007).
Once again, thanks for the pics.
Did you visit Stout's Cider Mill ( Welcome to Stout's Cider Mill) in Wilcox? Mountainous apple pies there - and cider unlike any I've ever tasted - tastes literally like biting into a fresh apple.
