Default thinking of doing an open house

Can anyone give me any tips on throwing an open house?

My personal experience has been this: if the house is unique (like one of the historic homes in Prescott) and close to a fairly well-traveled street (so that people notice your open house sign) then you may get some lookers. On the other hand, a couple of months ago I put a small display ad in the newspaper (pic of house, directions, etc), advertised the open house PLUS a $25 gift card to be given away. Didn't have one potential buyer stop by, just a mortgage lender and a home inspector who was getting ready to sell his home and wanted to see how his house compared. Bottom line - it's kind of hit and miss. If you've got the time, go for it - it can't hurt. Just be sure to have valuables put away and don't let people wander the house alone.

Supposedly an open house usually does not benefit the homeowner/seller. The open house is a way for the realtor hosting the open house to give out their cards, etc, drum up business.
I would consider having your open house on a day when other homes close by are having their.
