Of course you are exactly right. The biggest group of immigrants to AZ comes from California. They have a few housing issues of their own over there. Can't sell, can't move.

What I found most interesting in the numbers was that it had gone up by 1.6 percent based a lot on births. Maybe AZ is finally becoming a state where people move, stay and raise families i.e. stability. Anyhow, 1.6% growth is not shabby by any metric but our own spectacular (and unsustainable) numbers of recent years.

of course the numbers are currently down. no one can sell their house anywhere in the nation, jobs are drying up and people who moved here from elsewhere are losing their houses and going back to where they came from.

If i were in a stable job elsewhere and dreaming of AZ i certainly wouldn't give it up to move right now. the risk is too high.

When i moved here the job market was booming, and that reassured me that i could make it when i moved. If the economy was poor then i wouldn't be here....

Well, maybe there is a reason for this...like it sucks here? I mean, it's sort of like suggesting to republicans after all these years...just how do you think we ended up in this debacle?

Good than maybe I can make it to N Scottsdale in less than an hour everyday. When is everybody leaving so I can celebrate?

With all the growth and the hype of growth, this States, especially Phoenix became a more expensive place to live. House prices are down but the rest of the stuff still cost just as much if not more than CA even.
Now the cost of living is no longer that cheap, the economy is bad all around and job market here sucks monkey b@lls, if anyone was tolerating this city or staying here because of its relatively lower cost of living is either bailing out or trying to (but can't for some reason).

I said it before, I don't hate it here but I would have never left So Cal if it wasn't for the ridiculously high housing over there. I moved here and didn't care for the excessive heat but I was tolerating it for better job opportunities and the possibility of buying a house. Well since I can't find a permanent job that pays decent enough, I can't risk buying a house so fallen house prices doesn't mean much to me. Every day shopping it not any cheaper than CA either so if I am stuck to living rental, I might as well go back, at least I liked the weather much better, knew places and more important all my good friends are there.

So, why stay here since the (relevant) cheap cost of living is no longer a factor for me? I am sure, everyone has their own reasons for staying or planning on going somewhere else. It is not about this place is being sucky or not, it is about where I rather be at.
Of course I am also considering other States where I am finding much better paying jobs while the housing market is relatively affordable unlike So Cal (still).

Most people of Middle Eastern heritage are counted as Anglo/White in the USA-------unless they hail from Latin America.

The state budget and the overall economy where based on assumptions of significant population growth. While building/selling houses is a poor foundation for prosperity, that is how things were. That is probably why plummeting sales taxes and economic activity have placed Arizona in the position of having the largest projected budget deficit in the United States for FY 2010. Of course, FY 2009 is a budget disaster as well, just not as bad as FY 2010 will be.

All I can suggest is to save money for a rainy day, because it is about to pour.

Oh, and the next time (15 years?) that house gambling fever returns to the Salt River Valley, tell the waitress with two condo flip projects ongoing and every other stucco mogul that they are fools. And that includes both outright serial speculators and the family of four who had to have a 4,200 square foot albatross since "bigger = more profits later." They are just houses, people. Wood, stucco, etc on 6,000 square feet of desert land (often less) blistering in the heat three-quarters of the year. End the mindset that they will ever be anything but a place to rest your head.

In ZIP 85014 which includes 12th St/E Indian School...........I saw a single family home going for under $30K on realtor.com. That same place back in 2005 would have fetched ca. $90K IMHO.
