Looking to Buy Land in Arizona
I am looking to buy around 10 acres here in the next year, I would like the area to be near a town, but if I am out in the boonies that is cool too, just don't want to commute more than a hour to work.
Can you reccomend some areas to start looking at? How much should I expect to pay for land that is able to have a house built on the land.

hey Karma....
good to see you back here....
where (area) will you be working in a year, if known??
good time to buy and should still be in a year...land will be proportionally cheaper the farther out you buy, of course...I like the New River/Black Canyon City area along I-17, but it won't be a bargain....I'd guess ten acres would be more than $200K, maybe a lot more, there.....
I guess the west valley would be cheaper....probably a ton of land for sale out toward Tonopah right now....
do you need all the utilities at the lot line?....

I am leaning more towards northern arizona, possibly working in flagstaff or sedona. I am still working on everything, if I do not buy land I am moving to CA.

www.stagecoachtrails.net contact them for the list....
Decent prices but they are a bit out of town....

Gee Karma - in another thread - you say you are going to school in Prescott.
In this one you say you are getting a job in Flagstaff
In another area you say you are moving to California (Big Sur???)
Now you want to "buy land" - preferable in "northern Arizona" -
You are going to have narrow down those areas a little Sparky - there is a lot of territory in Northern Arizona - and a lot of it is not for sale (Indian Land or National Forest). And much that is for sale is unimproved - no roads, no utilities etc. Are you prepared to deal with this?
AND, you say you want 10 acres - great. Pure guesstimate on my part - for the land itself you are going to need somewhere between $200,000 to 500,000 - before your improvements

I am leaving my options open, I am in the position to purchase land or buy a house.
I did not really feel the need to explain myself because most people don't even notice that I have multiple threads.

Any Broker is going to ask about your "budget" - how much can / do you want to spend. Unless you have unlimited resources, it is kinda a critical question - and even to begin a very basic search - it is one that has to be asked
Got any idea what your budget is?

For land? I was looking to spend around $200,000 total for the land + improvements. I am looking at manuf. homes right now but am considering having one built.

So, for say 10 acres, you are prepared to spend, say $350,000 for the land including on site improvements (not including the home)? Quite possibily you would be in the $500,000 dollar range - maybe more

No, $200k is what I am looking to spend for the land + the improvements, like I just said.
I have found a few 5 acre lots for under $50k, I might actually be find because 5 acres is still a lot of land, but the more the better.
