Has nothing to do with reality Tom.

Either the taxpayers pay for the extension of sewer and water lines, for increasing the capacity of sewer treatment or - those who are buying the properties - causing the need for these things, pay for them.

Then of course the Fed regulations have a little to do with it -

You have never been involved with large property development, have you Tom?

I've provided references in NUMEROUS posts that discuss how smart growth was the PRIMARY cause of the housing bubble.

Let's drop the jargon for a minute and get specific about a topic that you keep bringing up -- impact fees.

Question: Who do you think should foot the bill for additional infrastructures necessary to support new neighborhoods?

The way I see it, there are only two choices. (a) Make the existing residents pay for them out of their property taxes, or (b) make the newcomers pay their own way by paying impact fees?

So what say YOU?

You can't do much with an IP address, you can get basic info like which area of the state he lives in, who is internet provider is obviously, but that's about it. If you know what you're doing, you can try to bridge a connection into his computer, but that would take some skill that I highly doubt anyone here has the paitence to try.

My IP address says I am in TX right now.
