We love the place. Have several parcels we bought about 3 years ago. Agree that it can be very windy, but should be no prob growing things if you can get water to them. Drilling is still in the $20/ft range. St. Johns is nice little...ok very little town, but has everything you need should you run out of something while out 'on the range'. United Realty are good folks to work with and the association does a very good job with our roads for the rather low fee we pay. Folks from CA have bought quite a few of the parcels in past years from what I can gather. Basically pretty unspoiled property to do your own thing, beat the heat of Phoenix and enjoy nature. If you're looking for total treestands like Rim country, this is not that dense/tall, but likely less of a wildfire hazard, too. We love the place.

Woodland Valley Ranch
We bought property last year out there and can't wait to move. I know we will have to live off of solar and wind energy, and it will be costly at first to do but we are looking forward to the move. The property is beautiful and you can ride horses, atv's all over the place. It will be nice to be away from all the hussle and bussle of the over populated areas.

I'm a native Arizonian and I own property north of Heber (45 acres) and in Woodland Valley ranch (45 acres). I love it, why, because thats where I can go and not have neighbors knock on my bathroom window and borrow toilet paper. I don't mind having neighbors but living in the city so close to each other is not my idea of fun. Besides you can't have horses in the city. I retired from the military and have lived all over the world and I came back home, no place like it. You can't beat the desert sunsets or sunrises. Besides they don't make land anymore either.

Everything is sold in Woodland Valley but there is a new area called Sierra Heights which is right next door. According to the wind maps we looked at, it showed very little wind but we were there last Feb and about got blown away. Our property is beautiful, lots of trees, sandy loam soil, isolation. The roads have always been kept in good repair. We haven't moved there yet since we can't get our house in Vegas sold. We can hardly wait to get the heck out of this town and on to our property.

Hello all, we also own 40 acres at Woodland Valley Rance. The land is exactly as Alyson57 describes it. All wells have hit somewhere in the 150~175'.

skyflyrr, would you mind telling me what quadrant you are in? We are very curious about the depth of the wells being drilled. We are in the 590's section. (Or will be when we move there)

Just wanted to say me and my husband bought land about a year ago at woodland valley ranch and i think it will be a great oppurtunity for you especially is they are selling cheap. Don't let others discourage you . It seems that ur idea is a good one. Good luck

Woodland valley ranch
We also own property here. Its beautiful especially in the spring. We are hoping to drill a well soon. Can anyone tell me what drilling company they used ? We are in the 1000's section . Thanks

Beautiful Place, I own 36 Acres there , I watched as carabue ran across the front yard, the taxe's are $160.00 a year for county and $165.00 for road maintainance, you have to make your own electric , but you have no electric bill , your own well so no water bill and no sewer tax you have a septic , your nearest neighbor is 1/4 mile away, anything that you plant will grow if you water it , my problem is that I like people , I also own in Yucca , near town I spent a month out at woodland valley to see if I like it but I ended up building in yucca because it is near town , I can go and see people , I have not been there in five years , but expect to pay from $40,000. to $60,000.00 for a lot esp near the highway, they have a helicopter ambulance and a big hospital in showlow but the sound of the breeze and only the sound of the breeze for the month that I was there almost drove me mad ,the view's are breath taking and my nearest neighbor was 1/4 mile away if you like seculscion it's for you all those ranches can be sub divided into 10 acre
lots , if you like seclusion that's the place to be

Association Meeting in Phoenix
We went to the association meeting in Phoenix on March 22nd. There were over 50 people attending. They had an election for Board members. I found out that there are around 40 parcels still for sale. Mostly on the Old Salt Lake Road side and some have electricity. We will be in St. Johns the weekend of April 6th.
